Job summary

Biological E seeks a Project Director to lead the end-to-end lifecycle of real estate development projects, from land identification to asset handover, ensuring timely delivery, budget adherence, quality, and ROI targets.

The role includes land acquisition, due diligence, budgeting, funding discussions, regulatory compliance, and cross-functional leadership to deliver large-scale developments.

Qualifications

Responsibilities

• Lead project development strategy including master planning and feasibility analysis.
• Oversee land acquisition and due diligence with legal, technical, and financial teams.

• Coordinate regulatory approvals and ensure compliance with RERA, HMDA/GHMC, and environmental standards.
• Oversee construction and project execution from mobilization to handover.

Job description

Role Purpose

To lead and oversee the complete lifecycle of real estate development projects, from land identification and due diligence through planning, approvals, design management, construction execution, financial control, project delivery, leasing/sales support, and asset handover. The Project Director shall ensure timely delivery, budget adherence, quality excellence, regulatory compliance, and achievement of targeted returns on investment.

Key Responsibilities

1. Project Development Strategy

• Lead project conceptualization and master planning.
• Evaluate development opportunities including commercial, residential, mixed-use, industrial, and institutional projects.
• Develop project implementation strategies aligned with business objectives.
• Conduct development feasibility and scenario analysis.
• Drive value engineering initiatives to maximize project profitability.

2. Land Acquisition & Due Diligence

• Assess land acquisition opportunities.
• Coordinate legal, technical, and financial due diligence.
• Review title, zoning, FSI/FAR utilization, regulatory constraints, and development potential.
• Work with consultants, surveyors, and legal advisors for acquisition recommendations.

3. Financial Planning & Commercial Management

• Prepare and review project feasibility reports.
• Develop and monitor project budgets and cash flow.
• Evaluate IRR, NPV, ROI, development margins, and sensitivity analyses.
• Control project costs and optimize resource utilization.
• Participate in funding discussions with lenders, investors, and financial institutions.
• Monitor procurement and contract administration.
• Ensure compliance with local regulations and sustainability standards.
• Drive innovation, functionality, operational efficiency, and cost optimization.

5. Regulatory Approvals & Compliance

• Oversee approvals from:
  • GHMC/HMDA
  • DTCP
  • Fire Department
  • Pollution Control Board
  • Airport Authority (where applicable)
  • Utility agencies and statutory authorities
• Ensure adherence to RERA and all applicable regulations.

6. Construction & Project Execution

• Lead project execution from mobilization to commissioning.
• Monitor project schedules, milestones, and critical paths.
• Ensure adherence to quality, safety, and environmental standards.
• Review contractor performance and productivity.
• Implement risk mitigation plans.

8. Stakeholder Management

• Interface with promoters, investors, regulatory authorities, consultants, contractors, and internal teams.
• Provide regular project status reports to the management and board.
• Lead project review meetings and steering committees.

9. Risk Management

• Identify technical, financial, legal, regulatory, and execution risks.
• Establish mitigation strategies and contingency plans.
• Ensure timely resolution of project issues.

10. Team Leadership

• Build and mentor multidisciplinary project teams.
• Establish performance metrics and project governance frameworks.
• Promote a culture of accountability, safety, quality, and innovation.

Required Qualifications

Education

• MBA (Finance, Projects, Real Estate, Infrastructure) preferred
