You will drive MSP/Primavera scheduling, coordinate Mivan/Aluform formwork, MEP integration, QA/QC, safety, and regulatory compliance across sites, aiming for zero defects, strict timelines, and on-budget delivery.

Qualifications

ROLE SNAPSHOT:

• Position: General Manager - Residential Projects
• Location: Pimpri-Chinchwad, Pune
• Experience Required: 15 to 22 Years
• Compensation: 18.0 25.0 Lacs P.A.
• Education: B.E. / B.Tech in Civil Engineering (M.Tech / MBA preferred)

CORE RESPONSIBILITIES:

1. Technical Execution & Schedule Control

• Lead end-to-end site execution for high-rise residential projects using MSP / Primavera master scheduling to drive predictable delivery.
• Direct site operations across RCC structures, advanced Mivan / Aluform formwork, MEP systems integration, and high-end architectural finishing.
• Align design, engineering, procurement, and site teams to eliminate bottlenecks and resolve technical discrepancies early.

2. Quality Assurance & Finishing Benchmarks (QA/QC)

• Establish and enforce strict site-wide QA/QC inspection protocols covering incoming materials, structural integrity, and architectural finishing.
• Conduct systematic quality audits to achieve a zero-rework target and maintain premium handover standards for residential units.
• Manage snag-list resolution and ensure defect-free transitions during unit handovers.

3. Safety Governance & EHS Compliance

• Build and drive a zero-accident safety culture across all operational sites, enforcing strict EHS (Environmental Health & Safety) standards.
• Supervise regular site safety audits, emergency response readiness, and mandatory safety training for contractor workforces.
• Ensure full compliance with statutory labor welfare laws, personal protective equipment (PPE) mandates, and local safety regulations.

4. Cost Control & Value Engineering

• Drive financial efficiency through aggressive value engineeringoptimizing structural designs, material specifications, and construction methodologies without compromising quality.
• Manage budget approvals, monitor project cash flows, and control material consumption to prevent cost overruns.
• Oversee contractor selection, rate negotiations, BOQ verification, and contract management.

5. Statutory Approvals & Regulatory Compliance

• Ensure total statutory compliance with RERA, NBC guidelines, and local PCMC building bylaws.
• Manage municipal documentation and regulatory milestones to ensure seamless and timely securing of Occupancy Certificates (OC).

CANDIDATE PROFILE & COMPETENCIES:

• Experience: 15–22 years in residential real estate, with proven leadership experience managing high-rise developments.
• Modern Construction Expertise: Deep command over Mivan/Aluform technology, MEP coordination, and high-end finishing standards.
• Financial & Quality Acumen: Demonstrated success in applying value engineering techniques, cost control, and rigorous QA/QC management.
• Tools & Software: Proficiency in MSP, Primavera, and ERP tools (SAP / Highrise).
• Regulatory Knowledge: Sound understanding of RERA compliance, local approval cycles, and site safety frameworks.
