Job summary

Olsen Spaces is seeking an experienced facilities manager to oversee daily operations across our managed-workspace locations in Bengaluru. You will monitor MEP, HVAC, electrical and safety systems, plan preventive maintenance, and ensure statutory compliance while coordinating vendors and service partners.

The role requires 3–5 years in facilities management, strong leadership, and proficiency with Excel/Google Workspace. CAFM tools knowledge is a plus in a fast-paced office environment in India.

Qualifications

  • Diploma or Bachelor's degree in Mechanical, Electrical or Civil Engineering, Facilities Management, or a related field.
  • 3-5 years of facilities-management experience in managed workspaces, commercial real estate, corporate offices, hospitality, business parks or Grade-A buildings.
  • Working knowledge of MEP systems, HVAC, electrical systems, fire and safety, preventive maintenance and asset management.
  • Experience coordinating vendors, technicians and support staff across one or more sites.
  • Strong team supervision, stakeholder communication, service orientation and problem-solving skills.
  • Proficiency in Excel and Google Workspace; familiarity with CAFM tools is preferred.
  • Facilities-management, safety or technical certifications are an advantage.

Responsibilities

  • Manage day-to-day facilities operations across assigned managed-workspace locations.
  • Monitor MEP, HVAC, electrical, plumbing, DG, fire and safety, CCTV, access control, UPS, elevators, STP/WTP and BMS systems.
  • Plan and track preventive maintenance to minimise breakdowns and maintain high facility uptime.
  • Maintain asset registers, maintenance schedules, incident logs and statutory compliance records.
  • Coordinate vendors, AMCs, housekeeping, security, technicians and other service partners; monitor SLAs and service quality.
  • Conduct regular site inspections and ensure fire, health, safety and statutory compliance.
  • Resolve facility and client issues promptly, escalating critical matters when required.
  • Supervise technical and support teams, ensuring shift coverage and task completion.
  • Track operating expenses, validate bills and support cost-control initiatives.
  • Support new-site handovers, snag closure and operational readiness.
  • Prepare MIS reports covering maintenance, energy use, breakdowns, complaints and vendor performance.
