Job summary

Saradaez Infrastructures in India is seeking a skilled Civil & Real Estate Draughtsman with hands-on AutoCAD drafting experience, capable of handling land feasibility, layout plans, and regulatory approvals for residential layouts and multi-storey developments.

You will coordinate with CMDA, DTCP, GCC, and other government bodies, ensure compliance with RERA and TNCDBR 2019, and prepare approvals, CCs, OC documents, and related registrations.

Qualifications

• Minimum 2+ years of civil drafting and real estate project experience.
• Proficient in AutoCAD with ability to prepare layout and building plans.
• Experience coordinating statutory approvals with CMDA, DTCP, GCC, and RERA.
• Strong knowledge of planning regulations including TNCDBR 2019.
• Able to prepare and verify approval documentation and NOCs.

Job description

We are looking for a skilled and detail-oriented Civil & Real Estate Draughtsman with comprehensive hands-on experience in AutoCAD drafting, civil and real estate project planning, statutory drawings, and government approval procedures. The candidate should possess strong knowledge of CMDA, DTCP, GCC, RERA, TNCDBR 2019, and other applicable planning regulations.

The role involves preparing AutoCAD drawings, conducting preliminary land feasibility assessments, coordinating statutory approvals, and ensuring regulatory compliance. The candidate should have hands-on experience in layout plans, building plans, Combined FMB sketches, subdivision drawings, and approval documentation for residential layouts, special buildings, and multi-storey developments, along with liaisoning with government authorities.

Role & responsibilities

• Conduct feasibility assessments of land parcels before acquisition, evaluating development potential, planning regulations, road access, approval constraints, market value, and associated project risks.
• Prepare and modify AutoCAD drawings, layout plans, building plans, approval drawings, Combined FMB sketches, and technical documentation for residential and commercial developments.
• Coordinate and obtain approvals from CMDA, DTCP, GCC, local bodies, and other relevant government departments for layouts, residential projects, commercial buildings, and multi-storey developments.
• Review building plans, land subdivision proposals, and development applications in accordance with applicable planning regulations, TNCDBR 2019, RERA requirements, and other relevant statutory guidelines.
• Prepare, verify, and submit applications, drawings, and supporting documents for planning permission, building plan sanctions, Completion Certificates (CC), Occupancy Certificates (OC), NOCs, registrations, and renewals, as applicable.
• Liaise with GCC, municipal, town planning, revenue, engineering, public health, fire, pollution control,TNEB, RERA, and other relevant authorities to facilitate timely approvals and resolve technical or procedural issues.
• Monitor the status of submitted applications, coordinate inspections and clarifications, address objections, and follow up with concerned departments to minimize approval-related project delays.
• Examine layout plans, special building proposals, and multi-storey building applications for technical accuracy, documentation completeness, planning compliance, and adherence to applicable approval requirements.
• Coordinate with architects, legal team, consultants, landowners and project teams. Respond to approval-related queries and provide guidance on statutory procedures and documentation requirements.
• Maintain approval registers, statutory records, drawing revisions, correspondence, and compliance documentation. Provide regular updates to management on approval progress, pending requirements, and potential regulatory risks.

Preferred candidate profile

• Minimum 2+ years of relevant experience in civil drafting, real estate development, and statutory approval coordination.
• Demonstrated practical experience in AutoCAD and preparation of drawings for real estate and construction projects.
• Experience handling CMDA, DTCP, GCC, and other local authority approval procedures.
• Familiarity with RERA documentation, TNCDBR 2019, and statutory compliance requirements.
• Experience in handling layout approvals, building plan sanctions, special building proposals, and multi-storey development drawings.
• Ability to manage multiple projects, meet submission deadlines, and coordinate independently with relevant authorities and stakeholders.
