Job Summary

The Contracts Manager will be responsible for the complete lifecycle management of construction contracts for a greenfield campus development project in Dehradun. The role will oversee contract administration, tendering, vendor negotiations, claims management, commercial risk mitigation, and compliance with contractual obligations to ensure timely and cost-effective project delivery.

The incumbent will work closely with project management, procurement, engineering, legal, finance, consultants, and contractors to safeguard the organization's commercial interests while maintaining strong stakeholder relationships.

Key Responsibilities
Contract Management & Administration
  • Draft, review, negotiate, and administer EPC, civil, MEP, architectural, infrastructure, and consultancy contracts.
  • Ensure all contracts are aligned with project requirements, company policies, and applicable laws.
  • Monitor contractor compliance with contractual terms and conditions.
  • Maintain contract registers, amendments, correspondence, and documentation.
Tendering & Procurement Support
  • Manage the end-to-end tendering process from RFQ/RFP issuance to contract award.
  • Evaluate commercial bids and conduct cost analysis.
  • Prepare comparative statements and commercial evaluation reports.
  • Lead contract negotiations with contractors, suppliers, and consultants.
Commercial & Cost Control
  • Review bills, change orders, variation orders, and claims submitted by contractors.
  • Ensure accurate valuation and certification of work completed.
  • Assess commercial implications of design changes and scope variations.
  • Support project budgeting and cost forecasting activities.
Claims & Dispute Resolution
  • Evaluate extension of time (EOT) claims and additional cost claims.
  • Identify contractual risks and propose mitigation measures.
  • Coordinate with legal teams on disputes, arbitration, and claims settlements.
  • Maintain records required for dispute management and contractual audits.
Risk Management & Compliance
  • Assess contractual and commercial risks throughout the project lifecycle.
  • Ensure compliance with statutory regulations, project governance standards, and company policies.
  • Monitor insurance, guarantees, bonds, and contractual securities.
Stakeholder Coordination
  • Collaborate with project teams, consultants, contractors, procurement, finance, and legal departments.
  • Participate in project review meetings and provide contractual guidance.
  • Prepare regular commercial and contract status reports for management.
Required Qualifications
  • Bachelor's Degree in Civil Engineering, Construction Management, Quantity Surveying, or related discipline.
  • Master's degree/MBA in Contracts, Construction Management, or Commercial Management preferred.
  • Professional certifications in Contract Management, Procurement, FIDIC, RICS, or equivalent will be an advantage.
Experience
  • 10-15 years of experience in contract management and commercial functions within construction, infrastructure, real estate, educational campuses, industrial projects, or large institutional developments.
  • Proven experience handling contracts valued above INR 100 Crores.
  • Strong exposure to EPC, item-rate, lump-sum, and consultancy contracts.
  • Experience in managing multi-disciplinary construction packages is preferred.
