Job summary

The Management Recruitment Group (MRG) is seeking an experienced General Manager – Contracts for a leading luxury residential developer in Mumbai. The role covers end-to-end contracts management from pre-award strategy to final settlement.

The ideal candidate has 12–15+ years in contracts/commercial management within real estate or EPC, with hands-on experience in RCC, finishing, and MEP packages, and a strong capability in negotiations and cost control.

Qualifications

• 12–15+ years of relevant experience in contracts/commercial management for real estate or EPC projects.
• Experience with large-scale RCC, finishing and/or MEP packages for premium developments.
• Strong understanding of construction contracts, procurement, and commercial negotiations.

Responsibilities

• Lead the end-to-end contracts and commercial function for luxury residential projects.
• Develop contract strategies for major construction packages including RCC, finishing, MEP, façade, interiors and specialist works.
• Manage the complete tendering process — preparation of tender documents, BOQs, bid evaluation, negotiations and finalisation of contractors.
• Review and negotiate work orders, contracts, rate contracts, subcontractor agreements and amendments.
• Drive commercial negotiations with contractors, consultants, vendors and subcontractors.
• Manage variations, change orders, claims, counterclaims, rate revisions and extensions of time.
• Ensure strong commercial control over project budgets, commitments, certifications and final accounts.
• Work closely with Projects, Design, Procurement, Finance and Project Management teams to ensure commercial alignment.
• Identify commercial risks during project execution and develop mitigation strategies.
• Review contractor bills, measurements, RA bills, escalation claims and reconciliation.
• Lead contractor performance evaluation and commercial dispute resolution.
• Establish robust processes for contract administration, documentation and commercial governance.
• Support project leadership in cost optimisation/value engineering without compromising the luxury quality.
• Drive timely closure of final accounts and contract settlements.
• Build and manage a strong contracts/commercial team.

Role Overview

We are looking for an experienced General Manager – Contracts to lead the contracts and commercial function for a leading luxury residential real estate developer in Mumbai. The role will be responsible for end-to-end contracts management across high-value residential developments, from pre-award strategy and tendering through execution, commercial closure and final settlement.

The ideal candidate should have strong experience working on large-scale RCC, finishing and/or MEP packages, with a strong understanding of construction contracts, procurement, commercial negotiations and project cost management.

Ideal Candidate Profile

• 12–15+ years of relevant experience in contracts/commercial management within real estate, construction or EPC.
• Strong exposure to premium/luxury residential projects preferred.
• Should have handled significant project values and multiple construction packages.
• Strong experience in at least one or more of:
• High-end finishing
• MEP
• Strong understanding of construction contracts, tendering, BOQ, rate analysis, variations, claims and final accounts.
• Proven experience in contractor negotiations and commercial closure.
• Should be comfortable working with senior management, project heads, consultants and large contractors.
• Excellent commercial acumen, negotiation and stakeholder-management skills..
• Engineering qualification — B.E./B.Tech in Civil preferred; relevant postgraduate qualifications in contracts/project management would be an advantage
