Role Overview
The Construction Manager will be responsible for end-to-end execution of high-rise residential projects, ensuring delivery within approved timelines, budget, quality and safety standards.
The role will have strong ownership of RCC and MIVAN/aluminium formwork construction, including planning, execution, productivity, contractor management, quality, MEP coordination and timely resolution of site-level issues.
Key Responsibilities
1. Project Planning & Execution
- Lead execution of high-rise residential towers from substructure through superstructure and finishing.
- Prepare and monitor detailed construction schedules, milestones and activity plans.
- Drive execution in line with approved drawings, specifications, project schedule and quality standards.
- Monitor tower-wise and floor-wise construction progress.
- Identify delays, bottlenecks and risks and implement corrective actions.
2. MIVAN / Aluminium Formwork Execution
- Lead and monitor MIVAN/aluminium formwork construction for high-rise residential towers.
- Plan and achieve defined floor cycle / slab cycle timelines.
- Coordinate reinforcement, MIVAN shuttering, MEP embedded works and concreting activities.
- Ensure proper sequencing of rebar MEP embeds formwork pre-pour checks concreting de-shuttering.
- Monitor formwork productivity, reuse, alignment, dimensions and quality.
- Drive optimization of manpower and resources to improve cycle time.
3. RCC & Structural Execution
- Strong understanding of RCC construction including footings, raft, columns, shear walls, core walls, beams and slabs.
- Monitor reinforcement and concrete works against structural drawings and specifications.
- Coordinate with structural consultants for site-related technical issues.
- Ensure proper concrete quality, testing, curing and execution practices.
4. Contractor & Manpower Management
- Manage civil contractors, MIVAN/formwork contractors and other specialist agencies.
- Monitor manpower deployment, productivity and resource utilization.
- Conduct regular progress reviews with contractors.
- Drive contractors to achieve planned productivity and milestones.
5. MEP Coordination
- Coordinate Civil and MEP activities during high-rise execution.
- Ensure MEP sleeves, conduits, inserts and embedded items are completed before concreting.
- Coordinate with MEP consultants/contractors to avoid rework and impact on structural cycle time.
6. Quality & Safety
- Ensure compliance with approved drawings, specifications and quality standards.
- Monitor workmanship and conduct regular inspections.
- Ensure adherence to EHS requirements and safe construction practices.
- Drive reduction of rework, defects and construction-related quality issues.
7. Planning, Cost & MIS
- Track project progress against approved schedule and budget.
- Monitor construction costs and resource utilization.
- Prepare periodic project progress reports and highlight key risks/issues.
- Coordinate with Planning, Contracts, Procurement and Finance teams.
8. Stakeholder Management
- Coordinate with Design, Planning, Contracts, Procurement, MEP, Quality, Safety, Finance and Sales teams.
- Manage PMC/consultants and contractors.
- Resolve technical and execution-related bottlenecks.
- Ensure timely decisions and approvals required for project execution.
