Job summary

Lifestyle in India is seeking a dynamic Real Estate & Expansion professional to drive profitable growth of Max Stores in the region. You will validate leads, evaluate locations, and examine properties with RM/AM, coordinating feasibility and legal due diligence.

You will prepare store proposals, liaise with corporate legal and developers/franchisees, and ensure timely completion of documentation and statutory compliance for new stores. Based in the Jodhpur region with regional BD oversight.

Responsibilities

• Validate leads and evaluate new store opportunities in various locations and examine properties along with RM/AM
• Conduct feasibility studies related to building suitability, business and financial sustainability with all RBD Lead/TH/TOM/AM
• Prepare the New Store business proposal note, coordinate with Regional BD basic IRR working and Market Feasibility
• Liaison with Corporate Legal Team and the developer/franchisee on title due diligence and conclusion of agreement
• Ensure completion of New Store related documentation & statutory compliance
• Renewal of existing stores: sustenance of existing stores, renewals to be made without losing a single site
• Closure of Deals independently
• Participation in rental rebate project to sustain loss making stores
• Space addition and reduction proposals: participate in all projects of space addition and negotiate for mall space
• Doing space rationalization for loss making stores
• Networking & Business Acumen: camaraderie with leasing heads of major malls and market consultants
• MIS: updating pipeline tracker, competition mapping and potential markets to be penetrated; complete data upkeep of leads and landlord contacts

KEY RESPONSIBILITIES

Profitable Expansion of Max Stores in the region (Company owned & Franchisee)

• Validate leads and evaluate new store opportunities in various locations and crucially examine new properties along with RM/AM


• Jointly Conduct feasibility study related to Suitability of the Building, Business and Financial sustainability and growth with all RBD Lead/TH/TOM/AM


• Prepare the New Store business proposal note, coordinate with Regional BD basic IRR working and Market Feasibility


• Liaison with Corporate Legal Team and the developer/franchisee on title due diligence and conclusion of agreement.


• Ensure completion of New Store Related Documentation & Statutory Compliance

Renewal of existing Stores

• Taking care of sustenance of existing stores all renewals to be made without losing a single site.


• Closure of Deals independently.


• Participation in rental rebate project to sustain loss making stores.

Space Addition and Reduction Proposals

• Participation in all projects of Space addition could able to ask Malls additional space for the stores to perform well.


• Doing space rationalization for loss making stores

Networking & Business Acumen

• Having good camaraderie with leasing heads of all major Malls


• Should have good network of Consultant in the market for property sourcing.

MIS

• Updating pipeline tracker for review his area with National Head BD for suitable intervention


• Competition mapping and potential markets to be penetrated .


• Rental Bench marking of different retailers of the market.


• Complete data upkeep of leads generated, consultant involved, landlord contacts etc.
