Job summary

Sunteck Realty is seeking a Design Leadership & Master Planning executive to drive master planning from concept to GFC drawings, optimize area usage in high-rise layouts, and set design parameters for modern commercial assets. You will coordinate with external partners and ensure NBC/DCR/RERA compliance, delivering value engineering without compromising luxury or performance.

Responsibilities

• Drive master planning from concept to GFC drawings
• Optimize area utilization and efficiency in high-rise layouts
• Structure commercial asset design parameters for flexible offices
• Lead integration with Structural, MEP, Landscape, Lighting, Facade partners
• Oversee wind, seismic, lifts, and advanced HVAC systems for tall towers
• Select materials for high-exposure facades, curtain walls, acoustics, and sustainable systems
• Ensure building plan approvals, NBC/DCR and RERA compliance
• Apply value engineering to balance luxury with cost
• Audit site quality and resolve on-site clashes to accelerate construction timelines

Job description

Design Leadership & Master Planning

• Drive Execution: Manage design stages from concept and master planning through schematic layout and final Good for Construction (GFC) drawings.
• Optimize Assets: Enhance Efficiency Ratios, Saleable Area, Carpet Area, and FSI (Floor Space Index) utilization for high-rise residential layouts.
• Commercial Strategy: Structure design parameters for modern commercial assets, including core-and-shell designs, high-efficiency floor plates, and flexible office layouts.

Technical & Engineering Coordination

• Lead Integration: Supervise external design partners across Structural, MEP, Landscape, Lighting, and Facade disciplines.
• Verify High-Rise Systems: Oversee technical integration for wind tunnel testing, seismic compliance, vertical transportation (high-speed lifts), and advanced HVAC systems.
• Standardize Materials: Evaluate and select performance-driven materials for high-exposure facades, curtain walls, acoustics, and sustainable building systems.

Regulatory Compliance & Approvals

• Sanction Projects: Liaison with local municipal corporations and statutory boards for building plan approvals, environmental clearances, and fire NOCs.
• Enforce Codes: Maintain absolute adherence to National Building Codes (NBC), local Development Control Regulations (DCR), and RERA frameworks.

Project Delivery & Value Engineering

• Control Costs: Apply value engineering to minimize structural and material costs without compromising on luxury or performance standards.
• Audit Quality: Conduct routine site inspections to audit work quality, resolve architectural clashes on-site, and accelerate construction timelines.
