Job summary

JP Infra is seeking a visionary Interior Design Leader to drive the design philosophy and aesthetic direction across luxury residential, commercial, and mixed-use developments in Mumbai. You will guide show flats, sales lounges, and executive spaces, ensuring alignment with complex structural and MEP guidelines.

Lead projects from concept to handover, manage budgets and procurement for premium materials, and supervise international and national consultants and contractors to deliver

Responsibilities

• Establish and drive the interior design philosophy and aesthetic direction across large-scale developments.
• Set benchmarks and maintain design direction across residential, commercial, and mixed-use projects.
• Oversee spatial planning, interior architecture, styling, and thematic design for show flats, sales lounges, lobbies, clubs, fitness centers, spas, and executive spaces.
• Lead projects from concept through schematic design, design development, execution drawings, and handover.
• Ensure interiors align with structural, MEP, HVAC, and fire-safety guidelines for high-rise and large-format construction in the Mumbai Metropolitan Region.
• Review and approve construction drawings, material specifications, millwork, lighting, and FF&E schedules.
• Appoint and manage interior design consultants, landscape architects, lighting and acoustics experts.
• Oversee interior fit-out contractors, MEP coordinators, carpenters, and artwork specialists to ensure execution quality.
• Build and maintain a network of high-end material suppliers, furniture manufacturers, stone processors, and fabricators across India and international markets.
• Collaborate with Costing & Commercial teams to establish budgets, BOQs, and value engineering strategies.
• Lead procurement decisions for premium items including marbles, joinery, lighting, sanitary ware, and soft furnishings.
• Ensure timelines and financial targets are met, minimizing overruns.
• Conduct site audits to monitor construction quality, mock-ups, prototypes, and finish alignment with design intent.
• Drive timely completion of show flats and sales lounges to match marketing launches and sales milestones.
• Interface with marketing, sales, and customer management teams to reflect target buyer profiles and spatial functionality.

Job description

Key Responsibilities

Creative Vision & Design Leadership

• Establish and drive the interior design philosophy, benchmarks, and aesthetic direction across all large-scale residential, commercial, and mixed-use developments.
• Oversee the spatial planning, interior architecture, styling, and thematic design for key developer assets: show flats, sales lounges, grand entrance lobbies, clubhouses, banquet facilities, fitness centers, spa/wellness areas, and executive common areas.
• Stay ahead of global luxury design trends, sustainable interior practices, and modern buyer expectations to ensure market-differentiating project positioning.

Project & Design Management

• Lead projects seamlessly from preliminary concept through schematic design, design development, execution drawings, and final handover.
• Ensure all interior designs align with structural, MEP (Mechanical, Electrical, Plumbing), HVAC, and fire-safety integration guidelines specific to high-rise and large-format construction in the Mumbai Metropolitan Region (MMR).
• Review and approve detailed construction drawings, material specifications, millwork details, lighting layouts, and custom FF&E (Furniture, Fixtures & Equipment) schedules.

Vendor, Consultant & Partner Management

• Appoint, direct, and manage international and national interior design consultants, landscape architects, lighting consultants, and acoustic experts.
• Oversee specialized interior fit-out contractors, MEP coordinators, carpentering firms, and artwork/curation specialists to ensure impeccable execution quality.
• Build and maintain a robust network of high-end material suppliers, furniture manufacturers, stone processors, and custom fabricators across India and international markets .

Budgeting, Costing & Procurement Strategy

• Collaborate with the Costing & Commercial teams to establish project budgets, Bill of Quantities (BOQs), and value engineering strategies without compromising on quality or design intent.
• Lead strategic procurement decisions for high-value items, including imported marbles, high-end joinery, specialized lighting, sanitary ware, and soft furnishings.
• Ensure strict adherence to project timelines and financial targets, minimizing cost overruns and delays during execution.

On-Site Quality Assurance & Handover

• Conduct regular site audits to monitor construction quality, mock-up approvals, prototype reviews, and finish alignment with approved design intent.
• Drive the timely completion and perfection of show flats and sales lounges to align with marketing launch dates and sales milestones.
• Interface with marketing, sales, and customer management teams to ensure show units reflect target buyer profiles and spatial functionality.
