Job summary

PRL Developers in Mumbai is seeking a Design Development Manager to lead the design development phase across residential and commercial projects, translating design intent into buildable, cost-efficient and compliant outcomes. The role acts as a key interface between architects, consultants, internal teams and external stakeholders.

You will drive value engineering, review drawings and BOQs, manage design timelines and approvals, and ensure constructibility on ground.

Qualifications

• Experience in design management within large real estate developers, EPCs or leading architectural firms.
• Strong understanding of residential product design in Mumbai/MMR context.
• Exposure to consultant coordination, statutory approvals, and design support during construction phase.
• Ability to balance design excellence with cost, constructability, and timelines.

Responsibilities

• Lead the design development phase from concept finalisation to GFC drawings.
• Coordinate with master planners, architects, structural, MEP, fa?ade, landscape and interior designers.
• Ensure designs align with brand guidelines, product positioning, customer expectations and market benchmarks.
• Drive value engineering without compromising design intent, quality or regulatory compliance.
• Review and validate design drawings, specifications, BOQs and technical submittals.
• Manage design timelines, approvals and change control to avoid downstream overruns.
• Liaise with statutory authorities and compliance teams for approvals and regulations.
• Work with Project Management & Construction teams to ensure constructibility.
• Support Sales & Marketing with product narratives, layouts, unit mix strategies, and customer-centric inputs.
• Track design risks and dependencies, escalating to leadership.

Role Purpose

The Design Development Manager will be responsible for leading the design development phase across residential/commercial projects, ensuring design intent is translated into buildable, cost-efficient, compliant, and high-quality outcomes. The role acts as a key interface between architects, consultants, internal teams (Projects, QS, Legal, Sales, Marketing), and external stakeholders.

Key Responsibilities

• Lead the design development phase from concept finalisation to GFC (Good for Construction) drawings.
• Coordinate with master planners, architects, structural, MEP, faade, landscape and interior designers to ensure integrated design outcomes.
• Ensure designs are aligned to brand guidelines, product positioning, customer expectations, and market benchmarks.
• Drive value engineering without compromising design intent, quality, or regulatory compliance.
• Review and validate design drawings, specifications, BOQs, and technical submittals.
• Manage design timelines, approvals, and change control to avoid downstream cost/time overruns.
• Liaise with statutory authorities and compliance teams for approvals and regulatory requirements (DCPR, fire, environment, local bodies, etc.).
• Work closely with Project Management & Construction teams to ensure design is practical, constructible, and on-ground issues are resolved quickly.
• Support Sales & Marketing with product narratives, layouts, unit mix strategies, and customer-centric design inputs.
• Track design risks, dependencies, and key decision points, escalating proactively to leadership.

Desired Profile

• 8 12 years of experience in design management/design development within real estate developers, large EPCs, or leading architectural firms.
• Strong understanding of residential real estate product design in Mumbai/MMR context.
• Hands-on exposure to consultant coordination, statutory approvals, and construction-stage design support.
• Ability to balance design excellence with cost, constructability, and timelines.
• Strong stakeholder management and communication skills.
  

Qualification

• Bachelor’s/Master’s in Architecture, Urban Design, Civil Engineering, or equivalent.
  
• Exposure to large mixed-use or premium residential projects preferred.
