Crest Property Solution Pvt Ltd. in Mumbai seeks a seasoned Property Operations Manager to independently manage a technologically advanced residential property, oversee the takeover and establish hospitality and property-management processes while ensuring resident satisfaction, safety and efficiency.

You will lead on-site teams across lobby and common areas, coordinate system takeovers (lifts, electrical, water, CCTV), plan preventive maintenance, manage vendors and budgets, and drive daily MIS

Qualifications

• Bachelor’s degree in Engineering; hospitality background preferred.
• 6+ years total experience, incl. 3+ years managing buildings over 50 stories.
• Strong leadership, communication, relationship-building and team-management skills.
• Proactive, results-oriented and resident-focused with problem-solving abilities.

Responsibilities

• Lead on-site teams and deliver high standards across lobby, clubhouse and resident services.
• Coordinate takeover of property services and critical systems (lifts, DG sets, electrical, water).
• Plan preventive maintenance and manage housekeeping, landscaping, AMCs and vendors.
• Set team goals, coach staff and implement SOPs across departments including safety.
• Oversee amenity vendors, organize community events and manage CAM budget.
• Prepare MIS and KPI reports and drive improvements from audits and vendor reviews.

Independently manage a technologically advanced residential property, oversee the property takeover and establish high-quality hospitality and property-management processes, while ensuring resident satisfaction, operational excellence, safety and efficiency.

KEY RESPONSIBILITIES

• Property Operations & Resident Experience: Lead on-site teams and deliver high standards across the lobby, clubhouse, common areas and resident services; address resident concerns and enforce amenity guidelines.
• Project Takeover & Building Systems: Coordinate takeover of property services and critical systems, including lifts, DG sets, electrical and water systems, STP, access control, fire systems, CCTV and waste management.
• Maintenance & Vendor Management: Plan preventive maintenance; manage housekeeping and landscaping schedules, AMCs, vendor performance, quotations, negotiations and invoices; monitor water and electricity usage.
• Team, SOPs & Safety: Set team goals, coach staff and implement SOPs across engineering, housekeeping, landscaping, security, clubhouse and waste management. Maintain fire, safety and security standards.
• Amenities, Events & Budgets: Oversee clubhouse and amenity vendors, organize community events, prepare the Common Area Maintenance (CAM) budget and control operating expenses.
• Reporting & Performance: Prepare daily/monthly MIS and KPI reports, track budget vs. actuals and planned vs. completed activities, and implement improvements based on audits and vendor reviews.
