Job summary

Vihang Ahead is seeking an experienced Property Manager to oversee operational readiness, MEP services, facility management, and admin tasks for residential, commercial, and villa projects, especially during handover phases.

You will lead pre- and post-handover operations, coordinate with site teams and vendors, manage budgets, and ensure safety and compliance across building systems and services.

Qualifications

• Graduate or diploma in Facility Management or related field required.
• 5–8 years in Facility/Property Management, preferably residential/commercial/villa.
• Experience in pre- and post-handover operations preferred.

Responsibilities

• Obtain handover of project buildings as per operational requirements.
• Conduct pre-handover inspections, testing, commissioning, snag closure, and handover.
• Coordinate with site teams and vendors for execution, maintenance, and issue resolution.
• Coordinate with operations, tenants, and teams for updates as required.
• Monitor and maintain electrical, HVAC, plumbing, fire, STP/WTP, DG, lifts, and other services.
• Develop and monitor SOPs, AMC schedules, preventive maintenance plans, and service standards.
• Handle administration, documentation, inventory, service contracts, and vendor management.
• Manage facilities, administration, housekeeping, security, pest control, waste, landscaping, and manpower.
• Ensure safety, fire, statutory, and building operation compliance.
• Monitor operating expenses, AMC costs, utility consumption, and budgets.
• Coordinate with residents to resolve post-handover issues.
• Prepare MIS, maintenance, vendor performance, and operational reports for management.
• Coordinate VIP movement and parking arrangements.

Job Description:

We are looking for an experienced Property Manager to manage the operational readiness, MEP services, facility management, and administrative activities of residential / Commercial & Villas projects, particularly during the pre-handover, handover, and post-handover stages.

Key Responsibilities:

Obtaining handover of project building as per the operational requirements.

Conduct pre-handover inspections, testing & commissioning, snag closure, and handover of completed projects.

Coordinate with Site Team and vendors for execution, maintenance, and resolution of operational issues.

Coordinate with respective operations, tenants and their teams on regular and periodic basis for necessary updates wherever required.

Monitor and maintain service systems including Electrical, HVAC, Plumbing, Fire Fighting, STP/WTP, DG, lifts, and other building services.

Develop and monitor SOPs, AMC schedules, preventive maintenance plans, and service standards for building operations.

Handle administration, documentation, inventory, service contracts, and vendor management related to property operations.

Manage Facility, Administration, housekeeping, security, pest control, waste management, landscaping, and other facility services, including manpower deployment and performance.

Ensure compliance with safety, fire, statutory, and building operation requirements.

Monitor operational expenses, AMC costs, utility consumption, and facility budgets.

Coordinate with residents/customers to resolve post-handover operational and service-related issues.

Prepare MIS, maintenance, vendor performance, and operational reports for management.

Monitor and coordinate VIP movement and parking arrangements.

Qualifications

Graduate/Diploma in Facility Management, Diploma/Engineering, Property Management, or a relevant field.

5-8 years of experience in Facility/Property Management, preferably in residential/commercial & villa projects.

Experience in pre- and post-handover operations is preferred.

Required Skills

Strong knowledge of MEP systems and building operations.

Hands-on experience in facility, vendor, AMC, and manpower management.

Good understanding of project handover, preventive maintenance, and statutory compliance.

Strong administration, documentation, and MIS reporting skills.

Excellent communication, coordination, problem-solving, and team management abilities.
