Job summary

Alankaram is seeking a Senior Architect to lead the design and construction of bespoke luxury villas from concept to handover. The role requires balancing design intent with practical site execution, coordinating with structural, MEP, landscape, lighting and interior consultants, and ensuring compliance with local rules.

The ideal candidate has a strong portfolio of high-end residential projects, at least 8 years of experience, and a B.Arch degree with COA registration.

Qualifications

• Bachelor of Architecture from a recognised institution.
• Valid registration with the Council of Architecture, India.
• Minimum 8 years post-qualification experience.
• Strong portfolio of luxury villas or premium residential projects.
• Experience in taking projects from concept through construction and handover.
• Proficiency in AutoCAD and SketchUp; knowledge of Revit/BIM, Enscape or Lumion preferred.
• Ability to review BOQs, specs, schedules and contractor quotations.
• Familiarity with building regulations and local approvals.

Role Overview

Alankaram is establishing a new division focused on the end-to-end design and construction of bespoke luxury villas. We are looking for an experienced architect who can lead projects from the initial client brief and concept stage through detailed design, construction supervision and final handover

The role requires a strong balance of design sensitivity, technical detailing, project coordination and practical site-execution experience

Key Responsibilities

• Understand client requirements, lifestyle, budget and design expectations.
• Conduct site studies covering context, orientation, climate, topography, access and development constraints.
• Prepare client presentations, mood boards, design narratives and 3D visualisations.
• Produce accurate working drawings, GFC drawings, specifications, schedules and construction details.
• Coordinate structural, MEP, landscape, lighting, interiors, home automation and sustainability consultants.
• Ensure compliance with applicable building regulations, local development rules, NBC requirements and approval conditions.
• Assist with BOQs, tender documents, contractor evaluation and scope comparisons.
• Review shop drawings, material submissions, samples, mock-ups and contractor proposals.
• Conduct regular site inspections and ensure that execution matches the approved design, specifications and quality standards.
• Resolve site issues, RFIs and design conflicts promptly to prevent delays and rework.
• Monitor project schedules, budgets, design changes and construction quality.
• Carry out snagging, quality inspections and final handover documentation.
• Integrate Alankaram furniture, bespoke joinery, lighting, décor and interior elements into the overall villa design.
• Build architectural standards, drawing templates, approval systems and vendor networks for the new division.
• Guide and review the work of junior architects, designers and draftspeople.
• Maintain clear communication and documentation across clients, consultants, contractors and internal teams.

Must-Have Qualifications and Experience

• Bachelor of Architecture from a recognised institution.
• Valid registration with the Council of Architecture, India.
• Minimum 8 years of post-qualification experience.
• Strong portfolio of luxury villas, premium residences or high-end residential projects.
• Experience in taking at least two projects from concept through construction and handover.
• Strong understanding of architectural detailing, materials, construction methods and site execution.Working knowledge of structural and MEP coordination.
• Proficiency in AutoCAD and SketchUp; knowledge of Revit/BIM, Enscape or Lumion will be preferred.
• Ability to review BOQs, specifications, project schedules and contractor quotations.
• Familiarity with building regulations, local approvals and construction documentation.

Preferred Experience

• Experience with a reputed architectural practice, premium developer or design-and-build organisation.
• Exposure to villas on large, sloping or complex sites.
• Experience in landscape integration, sustainable design, home automation and premium material sourcing.
• Understanding of bespoke furniture, joinery and custom fabrication.
• Experience managing contractors, consultants and vendors across multiple project stages.
