Job summary

Della Townships in Mumbai seeks a seasoned Architect to lead architectural design and master planning for luxury villas, row houses, and township developments. You will refine concepts, develop layouts, elevations, and design solutions while aligning with brand language, local regulations, DCR/UDCPR, NBC norms and RERA requirements.

You will manage consultants, coordinate with structure, MEP, landscape, and infrastructure teams, ensure on-time milestones, review drawings, and supervise site

Qualifications

• Bachelor’s or Master’s Degree in Architecture from a recognized institute.
• Registration with Council of Architecture (COA) preferred.
• 8–10 years of core experience in real estate architecture, with luxury residential villas or township projects,

Responsibilities

• Architectural design and master planning for luxury villas, row houses, and township developments.
• Prepare and review detailed working drawings, GFC drawings, facade details, and specs in compliance with DCR/UDCPR, NBC, and RERA.
• Coordinate with external consultants (Structural, MEP, Landscape, Lighting, Infrastructure) and internal teams to meet milestones.
• Conduct site reviews to ensure design intent and high-quality finishes; resolve design conflicts and site challenges.

• Architectural Design & Master Planning Develop and refine architectural concepts, spatial layouts, elevations, and design solutions for luxury villas, row houses, and integrated township developments. Support master planning exercises, including land-use planning, zoning, plot layouts, road networks, open space distribution, and amenity planning. Establish design guidelines and architectural standards across residential products to maintain brand language and luxury appeal.
• Design Documentation & GFC Development
• Oversee the preparation and review of detailed working drawings, Good for Construction (GFC) drawings, facade details, and technical specifications. Ensure design outputs strictly adhere to local building regulations, Development Control Rules (DCR / UDCPR), NBC norms, and RERA compliance.
• Consultant Management & Cross-Functional Coordination Manage coordination with external consultants including Structural, MEP, Landscape, Lighting, and Infrastructure teams for integrated design execution. Align design intent with internal project engineering, procurement, and site execution teams to ensure on-time project milestones.
• Site Coordination & Quality Control Conduct periodic site reviews to ensure on-ground construction matches design intent and high-quality finish standards. Resolve design conflicts, technical queries, and site-level challenges in real time.

Job Expectations

• Software Proficiency: AutoCAD, Revit, SketchUp, Adobe Photoshop, and architectural visualization/rendering tools (e.g., Lumion, Enscape).
• Regulatory Knowledge: Sound understanding of Maharashtra building norms, DCR / UDCPR regulations, plotting rules, and statutory approval workflows.
• Execution & Ownership: "Never Say No" attitude towards complex execution challenges and tight project deadlines.
• Leadership & Communication: Excellent stakeholder coordination, presentation, and team management skills.

Minimum Qualification

Bachelor’s or Master’s Degree in Architecture from a recognized institute. Registration with Council of Architecture (COA) is preferred.

Minimum Job Experience

8 to 10 years of core experience in real estate architecture, with proven expertise in luxury residential villas, township projects, or hospitality developments.
