Job summary

Della Resorts and Adventure seeks an experienced Architect to lead luxury villa, township design, and master planning in Maharashtra. You will refine architectural concepts, prepare detailed drawings, and ensure compliance with DCR/UDCPR, NBC, and RERA while coordinating with structural, MEP, landscape, and site teams.

We require 8–10 years of real estate architecture experience, with a degree in architecture and COA registration preferred.

Qualifications

• Bachelor’s or Master’s Degree in Architecture from a recognized institute.
• Registration with Council of Architecture (COA) is preferred.
• 8–10 years of core experience in real estate architecture, with proven expertise in luxury residential villas, township projects, or hospitality developments.

Responsibilities

• Architectural Design & Master Planning: Develop and refine architectural concepts, spatial layouts, elevations, and design solutions for luxury villas, row houses, and integrated township developments.
• Support master planning exercises, including land-use planning, zoning, plot layouts, road networks, open space distribution, and amenity planning.
• Establish design guidelines and architectural standards across residential products to maintain brand language and luxury appeal.
• Design Documentation & GFC Development: Oversee the preparation and review of detailed working drawings, Good for Construction (GFC) drawings, facade details, and technical specifications, ensuring compliance with local regulations (DCR/UDCPR, NBC, and RERA).
• Consultant Management & Cross-Functional Coordination: Manage coordination with external consultants (Structural, MEP, Landscape, Lighting, Infrastructure) and align design intent with internal teams.
• Site Coordination & Quality Control: Conduct periodic site reviews to ensure on-ground construction matches design intent and maintain high-quality finishes.

ROLES & RESPONSIBILITES: -

• Architectural Design & Master Planning Develop and refine architectural concepts, spatial layouts, elevations, and design solutions for luxury villas, row houses, and integrated township developments. Support master planning exercises, including land-use planning, zoning, plot layouts, road networks, open space distribution, and amenity planning. Establish design guidelines and architectural standard across residential products to maintain brand language and luxury appeal.


• Design Documentation & GFC Development

Oversee the preparation and review of detailed working drawings, Good for Construction (GFC) drawings, facade details, and technical specifications. Ensure design outputs strictly adhere to local building regulations, Development Control Rules (DCR / UDCPR), NBC norms, and RERA compliance.

• Consultant Management & Cross-Functional Coordination Manage coordination with external consultants including Structural, MEP, Landscape, Lighting, and Infrastructure teams for integrated design execution. Align design intent with internal project engineering, procurement, and site execution teams to ensure on-time project milestones.


• Site Coordination & Quality Control Conduct periodic site reviews to ensure on-ground construction matches design intent and high-quality finish standards. Resolve design conflicts, technical queries, and site-level challenges in real time.

Job Expectations

Software Proficiency: AutoCAD, Revit, SketchUp, Adobe Photoshop, and architectural visualization/rendering tools (e.g., Lumion, Enscape).

Regulatory Knowledge: Sound understanding of Maharashtra building norms, DCR / UDCPR regulations, plotting rules, and statutory approval workflows.

Execution & Ownership: \"Never Say No\" attitude towards complex execution challenges and tight project deadlines.

Leadership & Communication: Excellent stakeholder coordination, presentation, and team management skills.

Minimum Qualification
