Job summary

BHA Construction is seeking an experienced Project Manager to lead an 80-unit residential apartment project in Waterford City. You will manage the site team, subcontractors, and ensure delivery on programme and budget to BHA’s high standards.

You will develop and maintain detailed programmes, drive productivity, uphold safety and quality, and report progress to senior management while maintaining strong client relationships throughout the project lifecycle.

Qualifications

• 8+ years of experience in site/project management within residential construction.
• Strong leadership and communication skills with a track record of delivering complex schemes.
• Solid understanding of construction sequencing, programming, and modern methods.

Responsibilities

• Lead the full delivery of the 80-unit apartment development from preconstruction through handover.
• Develop and maintain detailed programmes, ensuring alignment with P6 plans.
• Drive site productivity, sequencing, and resource planning to maintain momentum.
• Ensure all work is carried out safely, efficiently, and to quality standards.
• Monitor progress, identify risks, and implement corrective actions.
• Liaise with design teams, consultants, and internal stakeholders.
• Oversee procurement schedules and coordinate with the commercial team on budgets, variations, and forecasts.
• Chair site meetings and produce clear, accurate reports for senior management.
• Maintain strong client relationships, representing BHA professionally at all stages.
• Ensure smooth, timely delivery of completed units to the highest standard.

The Role

We are looking for a proven Project Manager who can take full responsibility for the safe, efficient, and high-quality delivery of an 80-unit residential apartment scheme. You will lead the site team, manage subcontractors, and ensure the project is delivered on programme, on budget, and to BHA’s expected standard of excellence.

This is a key leadership position with significant influence on the project's success, with strong long-term progression opportunities within our growing organisation.
