Job summary

Wallace Myers International, a leading Chartered Quantity Surveyors and Construction Consultants, invites applications for an Intermediate Quantity Surveyor based in Dublin. Qualifications

• 3–5 years post-qualification experience in QS practice or main contractor environment.
• Degree in Quantity Surveying, Construction Economics or related discipline.
• Support towards SCSI/RICS chartered status; firm supports this.
• Sound knowledge of Irish standard forms of contract and measurement (SMM/NRM/CESMM).
• Familiar with cost management software (CostX, Bluebeam, Buildsoft).
• Full right to work in Ireland; driving licence is an advantage for site work.

Responsibilities

• Own cost management duties across projects from feasibility to final accounts.
• Prepare cost plans, feasibility estimates and elemental analyses at early design stages.
• Prepare tender documentation, manage tender process and analyse bids.
• Measure and value works, including interim valuations, variations and final accounts.
• Prepare monthly cost reports and cash flow forecasts for clients.
• Review and negotiate subcontractor and supplier accounts.
• Liaise with clients, architects, engineers and contractors throughout the project lifecycle.

Our client is a leading firm of Chartered Quantity Surveyors and Construction Consultants with a 25-year track record in the Irish and UK markets. Operating from a Dublin headquarters with satellite offices internationally, the firm delivers cost management, project management and funder advisory services to a diverse client base across Ireland, the UK and mainland Europe. Known for an independent, impartial and cost-effective approach, it has built a reputation on repeat business from developers, investors and occupiers across the residential, commercial, retail and mixed-use sectors.

As the team continues to grow, our client is seeking an Intermediate Quantity Surveyor to join its Dublin office and work across a diverse portfolio of live projects, gaining broad exposure to cost management at every stage of the construction lifecycle.

The Role

Reporting into the firm's Associate Directors, you will take ownership of cost management duties across a range of projects from feasibility through to final account, working closely with clients, design teams and contractors. This is a genuine opportunity to broaden your project exposure within a well-established, chartered practice that offers a clear pathway toward full chartership and senior QS responsibility.

Key Responsibilities

• Preparing cost plans, feasibility estimates and elemental cost analyses at early design stages
• Preparing tender documentation, managing the tender process and carrying out tender analysis and reports
• Measuring and valuing works, including interim valuations, variations and final accounts
• Preparing monthly cost reports and cash flow forecasts for clients
• Reviewing and negotiating subcontractor and supplier accounts
• Liaising directly with clients, architects, engineers and contractors throughout the project lifecycle
• Supporting due diligence and funder advisory reporting where required
• Contributing to a portfolio spanning residential, commercial, retail and mixed-use developments

What You Will Bring

• Experience: circa 3-5 years' post-qualification experience within a Quantity Surveying practice or main contractor environment, ideally intermediate level.
• Qualification: a degree in Quantity Surveying, Construction Economics or a related discipline.
• Professional development: working towards, or with a clear interest in progressing to, SCSI/RICS chartered status; our client actively supports this.
• Technical skills: sound knowledge of Irish standard forms of contract, measurement (SMM/NRM/CESMM) and cost management software (e.g. CostX, Bluebeam, Buildsoft, or equivalent).
• Approach: strong commercial acumen, attention to detail and the confidence to manage client and contractor relationships independently.
• Mobility: full right to work in Ireland; a full clean driving licence is an advantage for site-based project involvement.
