Job summary

Rent a Recruiter is seeking a Senior Quantity Surveyor / Chartered Quantity Surveyor (SCSI / RICS) to lead commercial activities across complex construction and infrastructure projects in Ireland. The role covers pre- and post-contract work, cost control, risk management and value optimisation while working closely with clients and multidisciplinary teams.

Qualifications

• Chartered Quantity Surveyor with SCSI and/or RICS membership.
• Significant experience in quantity surveying and commercial management within construction/infrastructure.
• Strong pre- and post-contract experience.
• Proven experience in cost planning, procurement, tendering, contract administration, change management and final accounts.
• Strong understanding of Irish construction contracts and procurement practices.
• Experience with NEC, GCCC/PW-CF, RIAI and/or FIDIC would be advantageous.
• Excellent commercial, analytical and problem-solving skills.
• Strong communication and stakeholder management abilities.
• Experience mentoring and developing junior team members.
• Proactive, client-focused approach with senior-level credibility.

Responsibilities

• Lead cost planning, estimating, benchmarking and budget development aligned with client objectives.
• Prepare and manage Bills of Quantities, cost plans, estimates and feasibility studies.
• Advise on procurement strategies, contract routes and project packaging.
• Prepare tender documentation and manage the tender process.
• Undertake tender analysis, evaluation and reporting.
• Provide advice on contract forms (NEC, GCCC/PW-CF, RIAI, FIDIC).
• Identify opportunities for value engineering and cost optimisation.
• Manage commercial aspects through construction phase.
• Prepare interim valuations, variations, claims and final accounts.
• Administer contractual processes including change control and compensation events.
• Monitor expenditure, cash flow and cost-to-complete.
• Identify and manage commercial risks and opportunities.
• Maintain cost/change-control systems and timely reporting.

Senior Quantity Surveyor – Chartered SCSI / RICS

We are seeking an experienced Senior Quantity Surveyor / Chartered Quantity Surveyor (SCSI / RICS) to join a growing project and cost management team, delivering high-quality commercial and cost management services across a diverse portfolio of complex construction and infrastructure projects.

This is an excellent opportunity for an experienced QS to take a lead commercial role, working closely with clients, contractors and multidisciplinary design teams while providing strategic cost advice throughout the full project lifecycle.

As a Senior Quantity Surveyor, you will take ownership of commercial and cost management activities from project inception and feasibility through procurement, construction and final account.

You will act as a trusted commercial advisor to clients, providing robust financial control, proactive risk management, cost certainty and value optimisation.

Pre-Contract

• Lead cost planning, estimating, benchmarking and budget development in line with client objectives.
• Prepare and manage Bills of Quantities, cost plans, estimates and feasibility studies.
• Advise clients on procurement strategies, contract routes and project packaging.
• Prepare tender documentation and manage the tender process.
• Undertake detailed tender analysis, evaluation and reporting.
• Provide advice on appropriate forms of contract, including NEC, GCCC/PW-CF, RIAI and FIDIC where applicable.
• Identify opportunities for value engineering and cost optimisation.

Post-Contract

• Take responsibility for the commercial management of projects through the construction phase.
• Prepare, assess and agree interim valuations, variations, claims and final accounts.
• Administer and manage contractual processes, including compensation events and change control.
• Monitor project expenditure, forecasts, cash flow and cost-to-complete.
• Identify, assess and manage commercial risks and opportunities.
• Maintain effective cost and change-control systems to protect project budgets and client objectives.
• Provide accurate and timely commercial reporting throughout project delivery.

Client & Stakeholder Management

• Act as a senior commercial interface between clients, contractors, consultants and design teams.
• Provide clear, concise and commercially focused advice to clients and project stakeholders.
• Prepare project and programme-level cost reports and management information.
• Support clients with strategic cost advice, procurement decisions and value engineering.
• Develop strong, long-term client relationships.
• Contrbute to business development, fee proposals and work-winning activities.

Leadership & Professional Development

• Lead, support and mentor junior and intermediate quantity surveyors.
• Provide technical guidance, review and quality assurance across project deliverables.
• Promote best practice in cost and commercial management.
• Support the development of internal processes, standards and technical capability.
• Maintain compliance with SCSI/RICS professional standards, ethical requirements and industry best practice.
• Play an active role in developing the wider cost management and commercial team.

What We're Looking For

• Chartered Quantity Surveyor with SCSI and/or RICS membership.
