Job summary

KD Group, a leading Irish mechanical engineering contractor, is seeking an experienced Quantity Surveyor to support the commercial management of mechanical and fit-out projects from tender stage through final account. The role involves measurement, valuations, variations, subcontractor accounts, client claims and regular commercial reporting across services-led and construction projects.

Based in Castlebar, the QS will gradually assume greater commercial responsibility as they become familiar

Qualifications

  • Minimum of 3–5 years’ experience in a Quantity Surveyor, Estimator or similar role within construction, M&E, civil engineering or related sectors.
  • Relevant third‑level qualification in Quantity Surveying, Construction Management, Construction Project Management or equivalent experience.
  • Strong measurement, pricing, valuation, variation and final account capability.
  • Experience preparing payment claims, managing subcontract accounts and updating monthly cost reports.
  • Good understanding of BOQs, drawings, specifications, site records and contractual correspondence.

Responsibilities

  • Project Commercial Support: manage interim valuations, payment claims and variations.
  • Prepare, submit and manage interim valuations and supporting documentation.
  • Identify, measure, price and agree variations in line with contract requirements.
  • Assist with monthly cost reporting, CVRs, cashflow updates and project forecasts.
  • Support with project cost control and reporting to Contracts Director.
  • Subcontract and Supply Chain Management: procurement and negotiation of subcontract packages.
  • Certification of subcontractor payments and accounts; manage variations and final accounts.
  • Cost and Commercial Management: monitor budgets, forecasts and cashflow; maintain accurate records.

The Role:

KD Group are seeking an experienced and commercially capable Quantity Surveyor to support the commercial management of Mechanical and Fit‑Out projects from tender stage through to final account.

The role will suit a QS who is comfortable with measurement, valuations, variations, subcontractor accounts, client payment claims and day-to‑day commercial reporting across services‑led and construction‑related projects.

While this is primarily a Quantity Surveyor position, the successful candidate will have the opportunity to take on increasing commercial responsibility over time as they become familiar with KD Group’s systems, clients, projects and reporting requirements.

Main Duties and Responsibilities:

The main duties and responsibilities of the Quantity Surveyor are outlined as follows:

Project Commercial Support
  • Support the commercial management of Mechanical and Fit‑Out projects from commencement through to final account
  • Prepare, submit and manage interim valuations, payment claims and supporting documentation
  • Identify, measure, price and agree variations in line with contract requirements
  • Assist with monthly cost reporting, CVRs, cashflow updates and project forecasts
  • Work closely with project managers, engineers and site teams to maintain accurate cost and progress information
Commercial Reporting and Development
  • Support the Contracts Director and wider commercial team with project cost control and reporting
  • Prepare accurate commercial updates for internal review meetings
  • Identify commercial risks and opportunities on assigned projects and elevate where required
  • Contribute to continuous improvement of commercial processes, templates and reporting standards
  • Develop towards taking greater ownership of project commercial performance as experience grows
Subcontract and Supply Chain Management
  • Procurement and negotiation of subcontract packages including:
    • Mechanical services (HVAC, pipework, controls)
    • Electrical Services (MDB, Sub Distribution Boards, supply and installation packages)
    • Fit‑out trades (drylining, ceilings, flooring, joinery, finishes)
  • Preparation and management of subcontract agreements
  • Certification of subcontractor payments and accounts
  • Management of subcontract variations, claims, and final accounts
Cost and Commercial Management
  • Measure works from drawings, specifications and site records to support valuations and variations
  • Monitor budgets, committed costs, forecasts and cashflow on assigned projects
  • Support procurement of materials, plant and subcontract packages where required
  • Maintain accurate records to support claims, variations, delay costs and final account negotiations
  • Assist in protecting project margins through timely reporting, cost tracking and commercial awareness
Tender and Pre‑Construction Input
  • Assist with tender reviews, measurement, pricing support and compilation of tender submissions
  • Review drawings, specifications and BOQs to identify scope gaps, risks and opportunities
  • Support preparation of cost build‑ups, supplier enquiries and subcontractor comparisons
  • Provide value engineering and cost optimisation input where appropriate
  • Work with the wider team to ensure commercial risks are understood before contract award
Contractual and Risk Management
  • Interpretation and administration of contract conditions
  • Issuing and managing contractual notices
  • Management of variations and compensation events
  • Identification and mitigation of commercial risks across fast‑track fit‑out and technical M&E works
Teamwork and Progression
  • Work collaboratively with project managers, engineers, foremen, accounts and administration teams
  • Share commercial knowledge and support junior team members where appropriate
  • Develop towards greater commercial responsibility, with future progression opportunities available based on performance, capability and business needs
Knowledge, Skills and Experience:
  • Minimum of 3–5 years’ experience working in a Quantity Surveyor, Estimator or similar commercial role within construction, M&E, civil engineering or related sectors
  • Relevant third‑level qualification in Quantity Surveying, Construction Management, Construction Project Management or equivalent experience
  • Strong measurement, pricing, valuation, variation and final account capability
  • Experience preparing payment claims, managing subcontract accounts and updating monthly cost reports
  • Good understanding of BOQs, drawings, specifications, site records and contractual correspondence
  • Strong Excel and reporting capability, with good working knowledge of Microsoft Word, Outlook and PowerPoint
  • Experience with project planning, cost control or commercial systems would be an advantage
  • Ability to work as part of a team, communicate clearly and provide accurate commercial input at project meetings
  • Commercially aware, organised and capable of working on own initiative
  • Full clean drivers licence
