The successful candidate will work on commercial, residential, civil, conservation, refurbishment, fit-out, and marine projects. Ideal candidates have a degree in QS or related field, 3–5 years of experience, and strong knowledge of Irish contracts.

Job Specification – Quantity Surveyor

Location: Kilkelly, Co. Mayo

Salary: €55k - €85k

About the Role

We are seeking an experienced and commercially focused Quantity Surveyor to join a growing construction team delivering a diverse range of projects throughout Ireland. This role offers the opportunity to work across commercial, residential, industrial, civil engineering, conservation, refurbishment, fit-out, and marine projects.

The successful candidate will play a key role in the commercial management of projects, ensuring effective cost control, financial performance, contractual compliance, and risk management from project inception through to completion.

Key Responsibilities
Cost Management & Financial Control
  • Prepare cost estimates, budgets, Bills of Quantities (BOQs), and tender documentation.
  • Carry out cost analysis and value engineering exercises throughout the project lifecycle.
  • Monitor project expenditure and provide accurate cost reporting.
  • Prepare financial forecasts, cash flow projections, and cost-to-complete reports.
  • Support the successful commercial delivery of projects while maintaining profitability.
Procurement & Contract Administration
  • Manage procurement activities for subcontractors and suppliers, ensuring best value and quality.
  • Draft, review, and administer contracts and subcontracts.
  • Evaluate subcontractor quotations and negotiate commercial terms.
  • Manage variations, claims, change orders, and contractual correspondence.
  • Ensure all commercial activities are carried out in accordance with contract requirements.
Project Support & Stakeholder Collaboration
  • Work closely with Project Managers, Engineers, and Site Teams to ensure projects are delivered within budget and programme requirements.
  • Attend project meetings and provide commercial guidance to support decision-making.
  • Prepare and present commercial reports to senior management.
  • Maintain strong working relationships with clients, consultants, subcontractors, and suppliers.
  • Ensure compliance with industry regulations, standards, and company procedures.
Risk Management & Compliance
  • Identify commercial and contractual risks and contribute to mitigation strategies.
  • Maintain commercial oversight throughout project delivery.
  • Support the implementation of best practices in financial and contract management.
  • Promote a culture of quality, safety, and responsible project delivery.
Skills & Qualifications
Essential
  • Degree in Quantity Surveying, Construction Economics, or a related discipline.
  • Minimum of 3-5 years' experience in a Quantity Surveying role within the construction sector.
  • Strong knowledge of Irish construction contracts, including Public Works Contracts and RIAI forms.
  • Excellent analytical, numerical, and problem-solving skills.
  • Proficiency in quantity surveying and construction management software.
  • Strong communication, negotiation, and stakeholder management abilities.
  • Full driving licence and willingness to travel to project locations as required.
Desirable
  • Experience working on civil engineering, marine, conservation, heritage, or infrastructure projects.
  • Membership of SCSI, RICS, or progress towards chartered status.
  • Experience in multi-disciplinary contracting environments.
  • Knowledge of modern construction methods and value engineering principles.
