The role involves coordinating with the Local Authority, design teams, and subcontractors, managing budgets, scheduling, and BCAR compliance on a fast-paced programme.

Qualifications

• Degree in Construction Management, Civil Engineering, or related discipline.
• PM experience on residential projects > €10m value.

• Experience liaising with Local Authorities on planning/compliance.

A premium, fast-paced multi-phase development entering Phase 2 and Phase 3. You will be backed by a robust, fully mobilized on-site team, including 3 dedicated Site Managers and 3 Site Engineers, allowing you to focus on strategic project delivery.

ABOUT THE COMPANY

Our client is a highly respected Tier 2 Main Contractor with a reputation for delivering high-quality, complex projects across Ireland. Due to rapid expansion and a strong pipeline of work, they are seeking a driven Project Manager to oversee a major multi-phase residential development in Athlone.

THE ROLE

You will lead a high-profile residential project in Coosan as it enters Phase 2 and Phase 3 in quick succession. Overseeing the fully resourced on-site team, you will hold overall responsibility for site safety, quality, budget, and scheduling from inception to handover. You will also serve as the primary point of contact for the Local Authority and design teams.

KEY RESPONSIBILITIES

• Drive a major multi-phase residential scheme safely, on time, and within budget.


• Oversee and support three active Site Managers and all on-site subcontractors.


• Manage the BCMS process, verifying and uploading Ancillary Certificates for phased completions.


• Coordinate directly with Westmeath County Council regarding Commencement Notices and compliance.


• Enforce strict Health & Safety legislation, Building Regulations, and company quality procedures.


• Lead programming, progress reporting, and cash flow forecasting while managing Irish Water connections.

REQUIRED SKILLS & EXPERIENCE

• Education: Degree in Construction Management, Civil Engineering, or a related discipline.


• Experience: Proven track record as a PM on residential projects valued over €10m.


• Leadership: Demonstrated experience managing multiple Site Managers on fast-paced, multi-phase builds.


• BCAR Expertise: Strong knowledge of BCAR regulations working alongside an Assigned Certifier.


• Stakeholder Skills: Experience dealing with Westmeath County Council (or similar) on planning and compliance.


• Tech Knowledge: Robust contractual, technical, and high-quality residential finishing skills.
