Job summary

Lumen Search seeks an experienced Project Manager to lead a major commercial construction project in Ennis, Co. Clare.

You will take ownership from mobilisation through to completion, coordinating multidisciplinary site teams and working with senior management to deliver on time, within budget and to the highest quality standards. Responsibilities include leadership of site staff, driving programme performance, managing budgets and risks, and ensuring safety and compliance across the project

Qualifications

  • 8–15+ years' experience in construction project management.
  • Experience with a Tier 1 or Tier 2 main contractor preferred.
  • Experience managing projects from commencement through to completion.

Responsibilities

  • Take full responsibility for the successful delivery of the project from commencement through to completion and handover.
  • Lead and coordinate Site Managers, Engineers, Foremen, subcontractors, and specialist trades.
  • Drive programme performance while maintaining high standards of quality and safety.
  • Ensure all project objectives are achieved in line with programme, budget, and client expectations.
  • Develop, monitor, and manage detailed construction programmes and key project milestones.
  • Coordinate labour, subcontractors, plant, and materials to maximise site productivity.
  • Identify programme risks and implement mitigation strategies where required.
  • Chair project progress meetings and maintain regular reporting on project performance.
  • Work closely with the commercial team to monitor budgets, procurement, variations, and project costs.
  • Review subcontractor performance and support commercial decision-making.
  • Assist with forecasting and ensure strong financial control throughout the project lifecycle.
  • Support value engineering initiatives while maintaining programme and quality objectives.

Role Overview

A leading Irish main contractor is seeking an experienced Project Manager to lead the successful delivery of a major commercial construction project in Ennis, Co. Clare.

This is an excellent opportunity to take ownership of a project from the very beginning, leading all aspects of construction delivery from site mobilisation through to completion and handover.

Working closely with senior management, commercial teams, consultants, and site personnel, you will be responsible for ensuring the project is delivered safely, on programme, within budget, and to the highest standards of quality.

This role would suit a motivated Project Manager who enjoys taking full ownership of projects and leading multidisciplinary site teams through every stage of the construction process.

Key Responsibilities

Quality, Technical & Compliance

  • Ensure all works are completed in accordance with project specifications, Building Regulations, BCAR requirements, and company quality standards.
  • Manage technical coordination, RFIs, inspections, testing, commissioning, and handover.
  • Oversee snagging and close-out activities to ensure a high-quality finished product.

Health & Safety

  • Promote a positive health and safety culture across the project.
  • Ensure compliance with all company procedures and statutory legislation.
  • Work closely with site management and EHS teams to maintain a safe working environment.
  • Carry out regular site inspections and monitor compliance across all trades.

Stakeholder Management

  • Build strong working relationships with clients, consultants, subcontractors, and statutory authorities.
  • Attend and chair project meetings.
  • Provide regular progress updates to senior management and key stakeholders.
  • Maintain clear communication across all areas of project delivery.

Candidate Requirements

Experience

  • 8–15+ years' experience in construction project management.
  • Previous experience with a Tier 1 or Tier 2 main contractor preferred.
  • Experience managing projects from commencement through to completion.

Technical Knowledge

Strong understanding of:

  • Building Regulations and BCAR
  • Commercial awareness and cost control
  • Quality assurance and project handover
  • Health & Safety legislation
  • Subcontractor management and site coordination

Leadership

  • Strong leadership and organisational skills.
  • Excellent communication and stakeholder management ability.
  • Commercially aware with strong problem-solving capability.
  • Ability to lead and motivate multidisciplinary project teams.

Qualifications

  • Degree qualified in Construction Management, Engineering, or a related discipline preferred.
  • Trade background with significant project management experience will also be considered.
