The Role
KD Group is seeking a commercially driven Commercial Manager to take ownership of Mechanical and Fit‑Out projects while developing into a Commercial Lead role within the business.
Operating across mechanical services installations— including HVAC, pipework, and plant—and commercial fit‑out works, this role requires a candidate who can manage both services‑heavy packages and fast‑paced interior projects.
This position goes beyond traditional quantity surveying duties. The successful candidate will play a key role in shaping commercial strategy, improving processes, and supporting the growth of the business.

Main Duties and Responsibilities
The main duties and responsibilities of the Commercial Manager are outlined as follows:
Project Commercial Ownership
- Assume full commercial responsibility for multiple Mechanical and Fit‑Out projects.
- Manage interim valuations, variations, and final accounts.
- Prepare monthly CVR reports covering cost, value, margin, and forecasts.
- Actively protect margins across both services and fit‑out packages.
- Manage cash flow and cost tracking.
Commercial Leadership
- Support the Contracts Director in overseeing commercial performance across the mechanical and fit‑out divisions.
- Review project CVRs and challenge cost and value positions.
- Identify risks and opportunities across mixed‑scope projects.
- Drive consistency in commercial processes and reporting.
- Contribute to pricing strategy for both M&E and fit‑out tenders.
Subcontract and Supply Chain Management
- Procure and negotiate subcontract packages, including:
- Mechanical services such as HVAC, pipework, and controls.
- Fit‑out trades such as drylining, ceilings, flooring, joinery, and finishes.
- Prepare and manage subcontract agreements.
- Certify subcontractor payments and accounts.
- Manage subcontract variations, claims, and final accounts.
Programme, Cost and Commercial Management
- Develop, manage, and maintain detailed construction and commissioning programmes.
- Control project budgets, forecasts, cash flow, and resource loading.
- Manage the procurement of plant, materials, and subcontract packages.
- Identify, price, and manage variations and change control.
- Work closely with commercial teams to protect project margins and close out final accounts.
Tender and Pre‑Construction Input
- Commercially review tender documents across mechanical and fit‑out scopes.
- Contribute to pricing strategies and build‑ups.
- Identify commercial risks, gaps, and opportunities.
- Develop value‑engineering and cost‑optimisation proposals.
- Support bid/no‑bid decisions and commercial sign‑off.
Contractual and Risk Management
- Interpret and administer contract conditions.
- Issue and manage contractual notices.
- Manage variations and compensation events.
- Identify and mitigate commercial risks across fast‑track fit‑out projects and technical M&E works.
Team Development and Mentorship
- Support and mentor Junior Quantity Surveyors and other commercial staff.
- Provide commercial guidance to Engineers, Site Managers, and Project Managers.
- Assist in developing internal commercial procedures and best practices.
Knowledge, Skills and Experience
The main knowledge, skills, and experience required for the Commercial Manager are outlined as follows:
- A minimum of five years’ experience in a similar role, preferably within the mechanical engineering or building services industry.
- A minimum Level 7 honours degree in Quantity Surveying, Engineering, or a related discipline, or equivalent professional experience.
- Strong understanding of both remeasurable M&E contracts and lump‑sum fit‑out projects.
- Ability to work effectively as part of a project delivery team and contribute to team meetings.
- Strong Excel and commercial reporting capabilities.
- Experience using commercial or accounting systems, such as ABM or similar.
- Strong understanding of bills of quantities, specifications, and drawings across both disciplines.
- Ability to use initiative, solve problems, and adapt as issues arise during project delivery.
- Good working knowledge of Microsoft Word, Excel, and PowerPoint.
- Strong knowledge of Irish and international building codes and standards.
- Excellent communication, problem‑solving, and project‑management skills.
- Full, clean driving licence.
