Job summary

NEXA UNIVERSE DEVELOPMENT BALI is seeking an experienced Project Manager to lead luxury villa and hotel developments in Badung, Bali. You will oversee projects from conception through completion, ensuring on-time delivery, adherence to budgets, and the highest quality standards.

The role requires strong leadership, rigorous planning, and effective communication with clients, engineers, architects, and contractors.

Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, or a related discipline (required).
• 5-8 years of professional PM experience in construction (required).
• Experience managing luxury villa or hotel projects (preferred).
• Knowledge of Bali/Indonesia building codes and safety regulations (essential).
• Proficiency with PM software such as Primavera or MS Project (required).
• Strong leadership and communication in English and Bahasa Indonesia (required).
• Valid driver’s license and willingness to site visits (required).
• Experience with sustainable building practices is desirable (nice to have).

Responsibilities

About the role

We are seeking an experienced Project Manager Villa & Hotel to join our dynamic team in Badung, Bali. This is a full-time position that plays a crucial role in overseeing the successful delivery of our luxury villa and hotel development projects from conception through completion. As Project Manager, you will be the central coordinating point responsible for ensuring projects are delivered on time, within budget, and to the highest quality standards. This role is essential to maintaining our reputation for excellence and managing the complex logistics of high-end hospitality and residential construction.

Key responsibilities

• Plan, initiate, and oversee all aspects of villa and hotel construction projects, from pre-construction through final delivery
• Develop and maintain comprehensive project schedules, budgets, and resource allocation plans
• Monitor project progress against milestones and key performance indicators, identifying and addressing variances proactively
• Manage stakeholder communications and expectations, providing regular updates to clients, senior management, and project teams
• Coordinate with architects, engineers, contractors, and subcontractors to ensure seamless project execution
• Conduct regular site inspections to verify compliance with design specifications, building codes, and quality standards
• Manage project documentation, including contracts, permits, change orders, and compliance records
• Identify and mitigate project risks, developing contingency plans as needed
• Control project costs and manage procurement processes to optimise value without compromising quality
• Ensure health and safety compliance across all project sites and implement best practices in site management
• Lead problem-solving initiatives to overcome construction challenges and maintain project momentum

What we're looking for

• Bachelor's degree in Construction Management, Civil Engineering, or a related discipline
• Minimum 5-8 years of professional experience in project management within the construction industry
• Proven experience managing luxury villa or hotel construction projects
• Strong knowledge of construction methodologies, building codes, and safety regulations applicable to Bali and Indonesia
• Proficiency with project management software and tools (such as Primavera, MS Project, or equivalent)
• Demonstrated ability to manage multiple projects simultaneously whilst maintaining attention to detail
• Excellent leadership and team coordination skills with the ability to motivate diverse teams
• Strong financial acumen and experience in budget management and cost control
• Exceptional communication and negotiation skills in both English and Bahasa Indonesia
• Problem-solving mindset with the ability to make sound decisions under pressure
• Valid driver's licence and willingness to conduct regular site visits
• Experience with sustainable building practices and green construction standards is desirable
• Familiarity with Bali's local construction market, suppliers, and regulatory environment is advantageous
