Atmosphera Group in Bali seeks an experienced Project Manager to own villas, boutique hotel, and resort projects from inception to handover. You will manage schedule, budget, safety, and quality with direct client contact, breaking silos and avoiding delays.
The role requires 7+ years in construction (3+ years as PM), Indonesian citizenship, and proficiency in MS Project/Primavera. Based in Bali or willing to relocate, field-based across Bukit, Ubud, and Canggu.
Atmosphera Group builds villas, boutique hotels and resort developments across Bali — from architecture to handover, all under one roof. We're looking for a Project Manager who wants real ownership, not a title: your own portfolio of projects, your own budget, your own team, and direct authority to make the calls when things don't go to plan.
This isn't a coordination role reporting up a chain of approvals. You run the project. You defend the budget. You decide the recovery plan when the schedule slips — and you're the one who calls the client with the answer, not the excuse.

What You'll DoOwn the project end-to-end: schedule, budget, quality, safety — full accountability to the client
Build and defend the master schedule, control the critical path, and drive recovery when things slip
Own the budget: build it, defend it, track it against actuals, control variation orders
Run real tenders — compare proposals, negotiate price and terms, contract subcontractors
Approve subcontractor payments against verified volumes
Lead your project team — supervisors, QC engineers, procurement
Report directly to the client — no filter, no translation layer
Catch design and documentation issues with the architect before they become site problems
Deliver clean handovers and close out the warranty period without disputes
What You BringIndonesian citizenship (KTP) — this position is not open to foreign nationals
7+ years in construction, including 3+ years specifically as a Project Manager (Manajer Proyek) — not a senior site foreman title
A track record of completed handovers: villas, boutique hotels, or low-rise developments you can name and defend the numbers on
English at B2+ — you'll run meetings and defend budgets with the client directly, no interpreter
MS Project or Primavera, strong Excel/Google Sheets
SIM A/C and your own transport
