Job summary

NEXA UNIVERSE DEVELOPMENT BALI is seeking an experienced Project Manager to lead luxury villa and hotel developments in Badung, Bali. You will oversee projects from conception through completion, ensuring on-time delivery, adherence to budgets, and the highest quality standards.

The role requires strong leadership, rigorous planning, and effective communication with clients, engineers, architects, and contractors.

Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, or a related discipline (required).
• 5-8 years of professional PM experience in construction (required).
• Experience managing luxury villa or hotel projects (preferred).
• Knowledge of Bali/Indonesia building codes and safety regulations (essential).
• Proficiency with PM software such as Primavera or MS Project (required).
• Strong leadership and communication in English and Bahasa Indonesia (required).
• Valid driver’s license and willingness to site visits (required).
• Experience with sustainable building practices is desirable (nice to have).

Responsibilities

• Plan and oversee villa and hotel construction projects from pre-construction to delivery.
• Develop and maintain project schedules, budgets, and resource plans.
• Monitor progress against milestones and KPIs; address variances.
• Manage stakeholder communications with clients, senior management, and teams.
• Coordinate with architects, engineers, contractors, and subcontractors.
• Conduct regular site inspections for design, codes, and quality compliance.
• Manage contracts, permits, change orders, and project documentation.
• Identify risks and develop contingency plans.
• Control costs and procurement to optimise value and quality.
• Ensure health and safety compliance across sites.
• Lead problem-solving initiatives to maintain momentum.
