Job summary

Permata Bank invites an experienced Lease/Property Manager to oversee its branch and office locations in the Tangerang area. You will manage the bank's property portfolio, coordinate lease extensions and terminations, review contracts, and liaise with landlords and internal stakeholders.

The role requires 2-3 years in transaction or property management, solid knowledge of lease docs, strong negotiation, and meticulous data handling.

Qualifications

• Bachelor’s degree in Real Estate/Architecture, Law, Finance, Management, or related field.
• 2–3 years in Transaction/Property/Asset Management, Legal Admin, or Procurement.
• Experience with lease documents and reviewing Lease Deeds/Agreements.
• Strong numerical and budgeting skills to analyze rents and terms.
• Detail-oriented with excellent document verification and archiving.

Responsibilities

• Proactively coordinate plans for extension or termination of location leases.
• Manage the Bank's property portfolio, including branches, ATM sites, offices, and leased premises.
• Review legality documents and request landlord price quotations.
• Negotiate through Lease Deed/Agreement in line with regulations.
• Execute the closure of terminated lease locations and handover to landlords.
• Maintain transaction data for property purchases and leases.
• Verify rental invoice documents and process payments timely.

Job Description :

• Proactively communicate with relevant business units regarding plans for extension or termination of location leases.
• Responsible for managing the Bank's property portfolio, including branches, ATM sites, offices, and other leased premises, ensuring effective lease administration, portfolio monitoring, risk management, and stakeholder coordination.
• Review legality documents and request price quotations from landlords.
• Handle negotiation processes up to the signing of the Lease Deed / Lease Agreement in accordance with applicable bank regulations.
• Execute the closure process for terminated lease locations.
• Manage the handover of leased locations back to landlords upon contract expiration.
• Periodically manage and update transaction data for both property purchases and leases.
• Verify the validity of rental invoice documents or property-related vendor invoices
• Process payment submissions to the relevant units in a timely manner to avoid late payment penalties resulting from administrative delays

Job Requirement :

• Bachelor’s Degree (S1) in Real Estate/Architecture Engineering, Law, Finance, Management, or any other relevant field.
• Minimum 2-3 years of working experience in Transaction Management, Property Management, Asset Management, Legal Administration, or Procurement (experience in managing lease locations within the banking or retail industry is a strong advantage)
• Solid understanding of basic property legalities; capable of reviewing and analyzing clauses in Lease Deeds, Lease Agreements, and Cooperation Agreements.
• Strong analytical and numerical skills, with the ability to analyze rental rates, lease terms, budgets, and transaction data.
• Good understanding of documentation and contract review, with strong attention to detail.
• High attention to detail in verifying billing/invoice documents, reconciling physical documents with the system (achieving a zero-error target), and managing archives.
• Strong communication and negotiation skills, with the ability to coordinate with landlords, vendors, internal stakeholders, and other parties.
