Qualifications

• Minimum Bachelor/Master Degree in Architecture, Property Management, Business Administration, or a related discipline.
• At least 15 years of experience in building management or facility management, with 10+ years in a managerial position overseeing large commercial properties or high-rise buildings.
• Preferably GM or Senior Manager specialized in Property/Real Estate, Mall Management, Hotel Management or equivalent.
• Proven expertise in building operations, including maintenance, safety, security, and energy management.
• Strong understanding of tenant relations, leasing agreements, and contract management.
• Familiarity with property management systems and Building Automation Systems (BAS).
• Solid knowledge of building regulations, environmental laws, and compliance standards.
• Excellent financial management skills, including budgeting, cost control, and profitability analysis.
• Strong leadership skills with experience in managing large operational teams.
• Exceptional communication, negotiation, and problem-solving abilities.
• Proficient in Microsoft Office Suite and property management tools.
• Ability to work under pressure and manage multiple priorities effectively.

Responsibilities

About the Role

We are seeking an experienced and visionary General Manager to lead the overall operations of Mal Atrium Senen, Central Jakarta.

This is a full-time leadership position that will play a pivotal role in driving the strategic direction, commercial performance, operational excellence, and sustainable growth of the property. Reporting to senior leadership, the General Manager will be responsible for overseeing all aspects of mall operations and ensuring that the property delivers strong financial results, excellent customer experience, high tenant satisfaction, and operational efficiency.

Key Responsibilities

Lead and manage the overall operations of Mal Atrium Senen, ensuring all facilities and services meet the highest standards.

Oversee building maintenance, repair schedules, and operational systems (HVAC, electrical, plumbing, etc.) to ensure optimal functionality and compliance.

Prepare and oversee the execution of CAPEX and OPEX budget and ensuring cost efficiency without compromising service quality.

Develop and implement strategies for tenant acquisition and retention, ensuring high occupancy rates and client satisfaction.

Oversee vendor management, including contract negotiations and performance evaluations for outsourced services.

Monitor and evaluate the performance of Building Automation Systems (BAS) to improve energy efficiency and reduce operational costs.

Act as the primary liaison between tenants, owners, and senior management, addressing concerns and resolving conflicts effectively.

Conduct regular inspections of the property to identify improvement opportunities and implement necessary upgrades or repairs.

Lead and mentor the building management team, providing training and development opportunities to ensure operational excellence.

Stay updated on industry trends, local regulations, and best practices to keep Mal Atrium Senen competitive in the market.
