General Manager - Property Development (Fluent English)

We are a growing property development group overseeing the Alam Raya Bandara project—a premier, multi-hectare land portfolio and residential development strategically located in the Benda district of Tangerang. Positioned just minutes from Soekarno-Hatta International Airport, our projects encompass high-potential residential, commercial, and logistics zones. We are seeking a highly driven General Manager to lead our operations, working directly with the Managing Director to provide high-level strategic direction across our established departments.

Job Description

As the General Manager, you will be the driving force behind the end-to-end development and commercial success of our Benda properties. In this role, you will lead and align our existing departmental heads. Your key responsibilities will include:

Project & Cross-Functional Leadership: Direct the overall operational and development strategy for large-scale land banks and residential units within the Benda and Teluknaga corridors.

Commercial & Sales Strategy: Guide and collaborate with the Head of Marketing to execute property commercialization strategies, manage external property agency relationships, and ensure the successful delivery of high-impact sales presentations and fact sheets.

Legal & Regulatory Oversight: Oversee the in-house Legal Department in navigating local government relations (including BPN and Bapenda Tangerang) to ensure compliance, expedite permits, and resolve any corporate or administrative bottlenecks.

Financial Oversight: Manage comprehensive project budgets, establish accurate cash flow histories, and build reliable quarterly projections to optimize capital allocation and profitability.

Operational Alignment: Work closely with the executive board to align the Legal, Marketing, and Administrative teams, establishing standardized operating procedures that drive the project forward efficiently.

Requirements

Education: Bachelor’s or Master’s Degree in Real Estate, Civil Engineering, Business Management, or a related field.

Experience: Minimum 5+ years of progressive leadership experience in real estate development or property management, with proven experience managing department heads.

Language Proficiency (Mandatory): Must be highly fluent in spoken and written English. Please note that all interview stages for this position will be conducted in English.

Industry Knowledge: Deep understanding of the Tangerang property market, specifically zoning, logistics, and residential landscapes around the airport corridor.

Technical Skills: Strong financial literacy with the proven ability to project, read, and manage complex corporate cash flows and cost setups.

Strategic Acumen: Ability to provide high-level guidance to legal and marketing professionals, ensuring their departmental goals align with broader business objectives.

Financial Integrity: Due to the financial oversight required for this role, candidates must have a clean financial record. Shortlisted candidates will be required to submit a recent SLIK OJK document prior to the final interview.
