Job summary

Lippo Karawaci Tbk in Surabaya is seeking a Building Manager to oversee day-to-day operations, maintenance, and performance of the property. You will ensure safety, efficiency, and service standards across all building systems and spaces.

You will lead on-site teams, manage vendors, monitor budgets, and drive improvements to tenant satisfaction and asset value. This role requires a background in engineering, architecture, or property management with at least 7 years in building/facility

Qualifications

• Bachelor's degree in Engineering, Architecture, Property Management, or related field.
• Minimum 7 years in building/property/facility management, with at least 3 years in a managerial role.
• Strong knowledge of building operations, MEP systems, preventive maintenance, and building safety regulations.
• Experience managing office buildings, shopping malls, mixed-use developments, or high-rise properties preferred.
• Proven budget management, vendor management, and team leadership.
• Excellent communication, problem-solving, negotiation, and stakeholder management.
• Willing to be based in Surabaya.

Job description

We are looking for a Building Manager to oversee the day-to-day operations, maintenance, and performance of our property in Surabaya. This role is responsible for ensuring the building operates safely, efficiently, and in accordance with the highest service standards.

Key Responsibilities

Manage the overall building operations, including engineering, housekeeping, security, parking, and landscaping.

Ensure all building systems (MEP, HVAC, fire safety, elevators, etc.) operate efficiently through preventive and corrective maintenance programs.

Lead and develop on-site operational teams to achieve service excellence.

Manage vendor and contractor performance while ensuring compliance with service level agreements (SLAs).

Prepare and monitor operational budgets (OPEX & CAPEX), identify cost optimization opportunities, and control expenditures.

Ensure compliance with statutory regulations, safety standards, and company policies.

Build and maintain strong relationships with tenants, handling inquiries, complaints, and operational issues professionally.

Prepare operational reports, performance analyses, and recommendations for continuous improvement.

Drive initiatives to enhance tenant satisfaction, operational efficiency, and asset value.

Requirements

Bachelor's degree in Engineering, Architecture, Property Management, or a related field.

Minimum 7 years of experience in building/property/facility management, with at least 3 years in a managerial role.

Strong knowledge of building operations, MEP systems, preventive maintenance, and building safety regulations.

Experience managing office buildings, shopping malls, mixed-use developments, or high-rise residential properties is preferred.

Proven experience in budget management, vendor management, and team leadership.

Excellent communication, problem-solving, negotiation, and stakeholder management skills.

Willing to be based in Surabaya.
