Job summary

PT Prima Bangun Investama is seeking an experienced Engineering (MEP) Manager to oversee the overall building operations and engineering functions of a Premium Grade A office building. The role includes budgeting, managing maintenance, and leading a technical team to ensure reliability of critical systems.

The successful candidate will have a strong background in electrical/mechanical engineering, extensive MEP management experience in high-rise properties, and fluent English.

Qualifications

• Bachelor's Degree in Electrical or Mechanical Engineering is mandatory.
• Master's Degree is an advantage.
• Electrical K3 Certification (K3 Listrik) is a plus.
• Minimum 7 years of relevant experience in MEP engineering or building operations in Grade A commercial buildings or high-rise properties, with at least 3 years in a leadership capacity.
• Proven budgeting, preventive maintenance, contractor management, and building operations experience.
• Experience in green building certification and ISO 45001/ISO 9001 implementation or audits is highly preferred.

Responsibilities

• Oversee the day-to-day operation and maintenance of all building engineering systems and facilities.
• Assist the General Manager in preparing and implementing annual OPEX and CAPEX budgets.
• Ensure all maintenance and operational activities are completed in accordance with timelines, standards, and procedures.
• Drive operational efficiency, productivity improvement, and cost optimization initiatives.
• Ensure the building remains in excellent condition to achieve high levels of tenant satisfaction.
• Promote and maintain a strong safety culture, ensuring compliance with HSE requirements and achieving zero accidents.
• Implement, monitor, and continuously improve operational programs and maintenance strategies.
• Lead, coach, and develop supervisors, team leaders, and technicians to achieve high standards of discipline, productivity, and performance.
• Coordinate with tenants, contractors, consultants, and internal stakeholders to ensure smooth building operations.
• Review and monitor preventive maintenance programs to ensure reliability of all critical building systems.
• Exercise the authority to stop any work activity that presents a potential safety risk or unsafe condition.

PT Prima Bangun Investama (Pacific Century Place), part of a well-established property group, is seeking an experienced Engineering (MEP) Manager to oversee the overall building operations and engineering functions of a Premium Grade A office building.

The successful candidate will :

Assist the General Manager in preparing and implementing annual Operating Expenditure (OPEX) and Capital Expenditure (CAPEX) budgets.

Oversee the day-to-day operation and maintenance of all building engineering systems and facilities.

Ensure all maintenance and operational activities are completed in accordance with agreed timelines, standards, and procedures.

Drive operational efficiency, productivity improvement, and cost optimization initiatives.

Requirements:

Education

Bachelor's Degree in Electrical or Mechanical Engineering is mandatory.

Master's Degree is an advantage.

Experience

Must have hands-on experience in managing annual shutdown maintenance for commercial buildings or high-rise properties.

Minimum 7 years of relevant experience in MEP engineering or building operations within Grade A commercial buildings or high-rise properties, with at least 3 years in a leadership capacity (Assistant Manager or Manager level).

Proven experience in budgeting, preventive maintenance, contractor management, and building operations.

Experience managing building engineering systems and maintenance programs.

Experience in green building certification and involvement in ISO 45001 and ISO 9001 implementation or audits is highly preferred.

Strong engineering and technical knowledge of electrical, mechanical, HVAC, fire protection, plumbing, BMS, lift, and other critical building systems.

Strong leadership, communication, interpersonal, and stakeholder management skills.

Strong analytical and problem-solving abilities.

Able to work independently and collaboratively in a team environment.

Fluent in spoken and written English.
