Job summary

Bright Property Services Indonesia seeks an experienced Engineering Manager to oversee the engineering operations, maintenance, and facilities of our property. You will lead the Engineering & Maintenance team and coordinate with vendors and contractors to ensure safe, reliable, and efficient building systems.

The role requires strong MEP knowledge, hands‑on leadership, budget planning, and a focus on preventive maintenance and cost control.

Qualifications

• Bachelor’s degree in a relevant engineering discipline.
• Minimum 5 years’ experience in property/building management.
• At least 2 years in a supervisory or managerial role.
• Strong knowledge of MEP systems and building operations.
• Experience with budgeting, maintenance cost control, and utility management.
• Proficient in Microsoft Office, especially Excel.

Responsibilities

• Oversee daily operation, maintenance, and performance of all building engineering systems and facilities.
• Lead, supervise, and develop the Engineering & Maintenance team to ensure effective and efficient operations.
• Manage and monitor MEP systems, including electrical, HVAC, plumbing, fire protection, and other building facilities.
• Develop, implement, and monitor Preventive Maintenance and Corrective Maintenance programs.
• Coordinate with vendors, contractors, and service providers for maintenance, repair, and improvement works.
• Prepare and manage engineering maintenance plans, budgets, operational expenses, and cost-control initiatives.
• Monitor utility consumption and identify opportunities to improve energy efficiency and reduce costs.
• Ensure compliance with company SOPs, safety standards, building regulations, and applicable legal requirements.

ENGINEERING MANAGER – PROPERTY MANAGEMENT

We are looking for an experienced and technically strong Engineering Manager to oversee the engineering operations, maintenance, and building facilities of our property.

The Engineering Manager will be responsible for ensuring the reliability, safety, efficiency, and proper operation of all building engineering systems, while leading the engineering team and coordinating with vendors, contractors, and other property management departments.

Responsibilities

Oversee the daily operation, maintenance, and performance of all building engineering systems and facilities.

Lead, supervise, and develop the Engineering & Maintenance team to ensure effective and efficient operations.

Manage and monitor MEP (Mechanical, Electrical & Plumbing) systems, including electrical, HVAC, plumbing, fire protection, and other building facilities.

Develop, implement, and monitor Preventive Maintenance and Corrective Maintenance programs.

Conduct regular inspections of building equipment and facilities and ensure timely repair and maintenance.

Troubleshoot technical problems and ensure proper resolution of engineering and building facility issues.

Supervise and coordinate vendors, contractors, and service providers, including maintenance, repair, and improvement works.

Prepare and manage engineering maintenance plans, budgets, operational expenses, and cost-control initiatives.

Monitor utility consumption and identify opportunities to improve operational efficiency and reduce maintenance costs.

Ensure all engineering activities comply with company SOPs, safety standards, building regulations, and applicable legal requirements.

Coordinate with Property Management, Security, Cleaning, and other operational teams to ensure smooth building operations.

Handle technical complaints and issues related to building facilities from tenants, owners, or building users.

Manage and respond to emergency situations and critical technical issues when required.

Support building renovation, upgrading, improvement, and other engineering-related projects.

Prepare regular engineering reports, maintenance records, equipment status reports, and management reports.

Ensure proper documentation, maintenance records, and inventory of engineering equipment and spare parts.

Requirements

Bachelor’s Degree (S1) in Mechanical Engineering, Electrical Engineering, Building Engineering, or other relevant Engineering disciplines.

Minimum 5 years of relevant experience in Property Management, Building Management, Facility Management, Hotel Engineering, Commercial Building, Residential Building, or related industries.

Minimum 2 years of experience in a supervisory or managerial position.

Strong technical knowledge and hands‑on experience in MEP systems.

Good knowledge of HVAC, electrical systems, plumbing, fire protection systems, pumps, generators, and other building facilities.

Experienced in building maintenance, preventive maintenance, and corrective maintenance.

Experienced in managing and supervising engineering teams, vendors, and contractors.

Strong knowledge of building operations and facility management.

Experience in budget planning, maintenance cost control, and utility management.

Good troubleshooting, analytical, and problem‑solving skills.

Strong leadership, communication, coordination, and decision‑making skills.

Familiar with BMS/BAS (Building Management System / Building Automation System) is an advantage.

Familiar with relevant building safety standards, regulations, and compliance requirements.

Proficient in Microsoft Office, especially Excel.

Able to work independently, manage multiple priorities, and handle urgent technical issues when required.

Willing to work on‑site and be responsible for building engineering operations.

Preferred Qualifications

Experience in managing engineering operations for high‑rise residential, apartment, condominium, commercial building, mixed‑use development, hotel, or large‑scale property.

Experience managing a team of engineers and technicians.

Experience working with property management companies or building management.

Relevant professional certifications in engineering, building management, electrical, safety, or facility management will be an advantage.
