Job description

We are seeking an experienced Senior Project Manager with a strong architectural background to lead residential and student accommodation developments in Hong Kong.

Reporting directly to senior management, the successful candidate will oversee the full project lifecycle, from project inception and planning through design management, statutory approvals, procurement, construction, handover, and project closeout.

Key Responsibilities:

• Lead end-to-end project delivery from design development through construction completion and final account settlement, ensuring projects are delivered on time, within budget, and to high quality standards
• Direct and manage design development, space planning, façade design, and multidisciplinary consultant teams, including Architects, Engineers, Interior Designers, and Quantity Surveyors.
• Act as the primary project lead, taking ownership of day-to-day project execution and coordination across consultants, contractors, authorities, and internal stakeholders.
• Lead statutory submissions and approvals with relevant authorities, including Buildings Department, Lands Department, and Planning Department.
• Establish and manage project programmes, budgets, quality objectives, and risk registers to ensure successful project outcomes.
• Provide regular project updates and strategic recommendations to senior management.
• Lead tendering, procurement, contract administration, value engineering, cost control, claims, and final account settlement.
• Monitor construction progress, quality, safety, testing and commissioning, defects rectification, and project handover.
• Coordinate and manage internal and external stakeholders throughout the project lifecycle.

Requirements & Qualifications:

• Bachelor's or Master's degree in Architecture or a related discipline.
• Registered Architect and Member of HKIA or equivalent professional body.
• Authorized Person (AP) qualification is highly preferred.
• Minimum 12 years' post-qualification experience with a property developer, or leading architectural practice.
• Proven track record in delivering luxury residential developments in Hong Kong from inception to completion.
• Experience in hospitality, student accommodation, or co-living projects is an advantage.
• Strong knowledge of Hong Kong building regulations, statutory approval processes, and land administration procedures.
• Strong leadership, design appraisal capabilities, commercial acumen, stakeholder management, and communication skills.
• Comfortable operating in a lean team environment with a high level of ownership and accountability.
• Fluent in written and spoken English and Chinese (Cantonese and Mandarin).
• Candidates with less experience will be considered for the position of Project Manager.
