Y.T. Realty Group Limited is seeking a senior project leader to oversee large-scale residential developments from inception to completion in Hong Kong.

This is a senior project leadership position responsible for overseeing all large-scale, high-value residential developments from inception to completion for the company. The role encompasses strategic planning, design management, procurement, contract administration, site execution, and statutory approvals across all phases of the development lifecycle.
Key responsibilities
Establish realistic internal rates of return (IRR), cash flow models, and target funding milestones in collaboration with commercial and investment divisions
Establish the primary critical path, detailing design freeze deadlines, tendering waves, construction handovers, and marketing launch windows
Appoint and oversee lead architects, structural engineers, MEP consultants, and interior designers through rigorous RFP and evaluation frameworks
Drive structural and material value-engineering reviews to reduce capital expenditures without sacrificing architectural integrity or building performance
Oversee the drafting of complex construction contracts, incorporating bespoke FIDIC forms or standard local building agreements to mitigate financial and legal exposures
Manage variations, extension-of-time (EOT) claims, and contract negotiations to settle developer-contractor disputes before arbitration
Enforce a zero-harm environment on-site by holding contractors accountable to international Environmental, Health, and Safety (EHS) benchmarks
Implement comprehensive mock-up approvals, testing and commissioning (T&C) procedures, and rigid site inspection protocols
Conduct monthly executive site evaluations, aligning actual physical work progress with earned value management metrics and payment certification milestones
About you
Bachelor degree in Civil Engineering, Architecture, Construction Management, Surveying, or a related discipline
Minimum 15 years of progressive experience in major real estate construction or property development
At least 10 years on the developer/client side
Proven success delivering large-scale, high-value residential developments from inception to completion
Chartered or Registered professional status (e.g., HKIE, HKIA, HKIS, RICS, RIBA, CIOB, or PMP)
Proficient in local building codes, town planning ordinances, and statutory approval processes
Strong commercial acumen with deep experience in contract law, project financing, and risk allocation
Exceptional matrix-leadership capabilities, with a track record of managing multi-disciplinary consultant teams and reporting directly to board-level executives
High proficiency of written and spoken Chinese (Cantonese & Putonghua) and English
