Job summary

Kerry Properties Limited in Hong Kong seeks a Senior Manager/Manager, Technical Services to lead the Technical Services Team for a luxury residential property in Central Mid-Levels. You will plan preventive and corrective technical services, uphold high standards of facilities management, and ensure safety and cost-effective operation.

You should hold a degree in building-related disciplines, with over 10 years in facilities management and over 5 years in a managerial role, plus professional

Qualifications

• Degree holder in related disciplines.
• Over 10 years in property or facilities management.
• Over 5 years at managerial level (preferred).
• Professional memberships: HKIS, HKIE, RICS, CIBSE, Registered Electrical Worker license.
• Excellent command of English and Chinese.
• Proficient in MS Office.
• Experience in facilities management of residential and commercial premises.

Responsibilities

• Plan preventive and corrective technical services with checklists and procedures to maintain standards.
• Lead the Team to monitor staff, contractors and suppliers for workmanship, schedule and budget.
• Prepare, manage and control the operating budget for technical services.
• Implement procurement for outsourced works including tendering, contract administration, testing and handover.
• Review and revise service standards, maintenance schedules, and related deliverables.
• Propose and implement upgrading works for building fabric and major facilities.
• Ensure health and safety of the team and proper material selection.
• Support and guide the team for efficient resource utilization.

Senior Manager/ Manager, Technical Services (Luxury Residential Property)

Manages and oversees the operations of Technical Services Team to provide all-round facilities management services for a residential property in Central Mid-levels.

Responsibilities:

Plans for the preventive and corrective technical services with checklists and procedures to maintain the standards of facilities.

Leads the Team to monitor the performance of direct staff, contractors and suppliers to ensure workmanship, schedule and budget in accordance with the pre-determined requirements.

Prepares, manages and controls the operating budget related to technical services.

Implement the procurement process for all outsourced works, including tender preparation, tender analysis, contract administration, testing & commissioning and handover.

Reviews regularly and revises the service standard, maintenance schedule, procedures, work records, checklists and all other deliverables returned, in order to ensure the effective system(s) operation with minimum cost and in compliance with the statutory requirements.

Prepares proposal and implement upgrading works for both building fabric and major facilities to uplift the operation standards in a sustainable manner.

Ensures the health and safety of the Team by eliminating potential risks during the course of planning, repairing, maintaining and conducting improvement works and selects the appropriate materials and methods.

Provide support, guidance and assistance to the Team regarding any problems encountered; leads them with efficient and effective utilization of resources.

Job Requirements & Responsibilities:

Degree Holder in related disciplines, preferably in Building Studies, Building Surveying, Building Services Engineering, Facilities Management

Minimum Experience: Over 10 Year(s) in property or facilities management field

Preferred Experience: Over 5 Year(s) at managerial level

Less experience will be considered as Manager, Technical Services

Preferable Professional Qualifications: Professional members in HKIS, HKIE, RICS, CIBSE,Registered Electrical Worker License

Competencies:Business expertise, problem solving, nature & area of impact, interaction / interpersonal skills

Language Skills: Excellent command in spoken English and Chinese

PC Knowledge: MS Office

Additional Requirements: With solid experience in facilities management of residential and commercial premises
