Leadingnation is seeking a capable professional to lead the end-to-end development and deployment of smart property management systems for residential projects in Hong Kong. You will oversee design, vendor selection, system integration and go-live, driving AI-powered operations and continuous improvement.
Collaborating with IT, engineering and onsite teams, you will implement predictive maintenance, energy optimisation, and automation across facilities, ensuring compliance with HK regulations
Lead the end-to-end development and deployment of smart property management systems for residential projects, from conceptual design, vendor selection, system integration to go-live and continuous iteration (0-to-1 capability).
Drive daily property operations (facility maintenance, cleaning, security, parking, landscaping) for residential portfolios, ensuring compliance with Hong Kong’s property management regulations and standards.
Integrate proven smart hardware and software solutions from both Mainland China and Hong Kong (e.g., Hikvision AIoT, Huawei digital community platforms, Onewo “Ling Shi”, Terminus TACOS, as well as Hong Kong’s BMS, “Neuron Digital” Smart IoT, access control, and fire safety systems) into a unified, AI-powered command centre.
Leverage AI technologies to upgrade traditional property operations – implement predictive maintenance, AI-driven energy optimisation (HVAC), automated work order dispatch, tenant service automation, and security/cleaning robotics. Provide proven success cases of AI adoption that improved efficiency, reduced costs, or enhanced resident satisfaction.
Collaborate closely with IT, engineering, and onsite management teams to ensure seamless integration of smart systems (BMS, HVAC, access control, lifts, fire safety, parking, etc.).
Conduct data-driven analysis of property operations, prepare regular performance dashboards (Power BI or similar), and recommend continuous optimisation measures.
Liaise with residents on operational matters, handle escalations, and ensure service standards meet or exceed expectations.
Prepare annual operational budgets (OPEX/CAPEX), monitor spending, and drive cost optimisation through smart automation.
Stay current with emerging smart building technologies, AI applications in facility management, and cross-regional best practices (Mainland China & Hong Kong).
Perform ad-hoc projects as assigned by senior management.
Bachelor’s degree or above in System Engineering and Engineering Management, Real Estate, or related disciplines.
Proven experience in building smart property management systems from scratch (0-to-1), including system architecture design, supplier selection, implementation, and post-launch optimisation.
Hands-on experience or deep knowledge of both Mainland China and Hong Kong smart property systems and common software, such as:
Mainland China: Hikvision AIoT, Huawei digital community platform, Onewo “Ling Shi”, Terminus TACOS, robotics for security/cleaning, smart access control, etc.
Hong Kong: local BMS, access control, fire safety, parking systems, and property management software (e.g., Yardi, Archibus, or local solutions).
Proven track record of applying AI technologies to enhance property operations – e.g., energy reduction through AI HVAC control, lower downtime via predictive maintenance, faster response with automated work order dispatch, or AI powered resident service automation.
Strong analytical, problem-solving, and decision-making skills; ability to work independently and manage multiple stakeholders.
Proficiency in Power BI or other data visualisation tools is a plus.
Membership in HKIH, CIH, HKIS, or other recognised professional bodies is preferred.
