Job summary

KOS International Limited is seeking a Senior Property Manager to oversee a self-owned residential and commercial property portfolio from the headquarters. The role involves formulating strategies, implementing policies, and guiding onsite teams to ensure service quality and regulatory compliance.

Candidates should have at least 10 years in property management, with OC/IO experience and strong English-Chinese communication. Professional membership in relevant bodies is preferred.

Qualifications

  • Degree in Property Management or related discipline.
  • 10+ years of property management experience in residential/commercial portfolios.
  • Membership in PMP/HKIH/CIH/RICS or equivalent is advantageous.
  • Strong stakeholder management and communication skills.

Responsibilities

  • Manage a portfolio of self-owned residential and commercial properties from HQ perspective.
  • Formulate and implement property management strategies, policies, and operational initiatives across the portfolio.
  • Provide guidance to onsite property management teams and service providers.
  • Attend, coordinate, and advise on Owners' Corporation (OC), Incorporated Owners (IO), and management committee meetings.
  • Handle enquiries, complaints and requests from property owners, tenants, committees, and external stakeholders.
  • Ensure compliance with Building Management Ordinance (BMO), DMC, and other regulatory requirements.
  • Monitor property management performance, service quality, budgets, contracts, and KPIs.
  • Coordinate with internal departments, consultants, and government authorities on property-related matters.
  • Support asset enhancement initiatives and portfolio management activities.

Education

Degree in Property Management / Real Estate / Facilities Management
Negotiation and stakeholder management
Excellent English and Chinese communication (Cantonese/Mandarin preferred)

About The Client

Our client is a well-established Hong Kong property developer and asset owner with a diversified portfolio of residential, commercial, and mixed-use properties. Due to continued portfolio growth, they are seeking an experienced Senior Property Manager to join their headquarters team and oversee management of self-owned assets.

About the role
  • Manage and oversee a portfolio of self-owned residential properties from a headquarters perspective.
  • Formulate and implement property management strategies, policies, and operational initiatives across the portfolio.
  • Provide guidance and support to onsite property management teams and service providers.
  • Attend, coordinate, and advise on Owners' Corporation (OC), Incorporated Owners (IO), and management committee meetings.
  • Handle enquiries, complaints, and requests from property owners, tenants, committees, and external stakeholders.
  • Ensure compliance with relevant ordinances, deeds of mutual covenant (DMC), building management regulations, and statutory requirements.
  • Monitor property management performance, service quality, budgets, contracts, and operational KPIs.
  • Coordinate with internal departments, consultants, and government authorities on property-related matters.
  • Support asset enhancement initiatives, property improvement projects, and portfolio management activities.
The successful applicants
  • Degree holder in Property Management, Real Estate, Facilities Management, or related disciplines.
  • Professional membership of relevant institutions (e.g. PMP License Holder, HKIH, CIH, RICS, MHKCPM or equivalent) is an advantage.
  • Minimum 10 years of property management experience, with solid exposure to residential and commercial portfolios.
  • Candidates from service provider background are welcome
  • Strong experience handling Owners' Corporation (OC), Incorporated Owners (IO)
  • Familiarity with Building Management Ordinance (BMO) or DMC interpretation
  • Strong stakeholder management, communication, negotiation, and problem-solving skills.
  • Excellent command of written and spoken English and Chinese (Cantonese and Mandarin preferred)
  • Less experienece will be considered as Property Manager
