Job summary

Jones Lang LaSalle (JLL) Hong Kong seeks a senior facilities leader to oversee building services operations, including HVAC, electrical, plumbing, fire services, lifts and BMS. You will lead in-house engineers, manage external vendors, and drive safety, compliance, and energy initiatives in exhibits and storage areas.

The role requires 8+ years in building services with 3+ in management, a relevant degree, and strong knowledge of HVAC/BMS. English and Chinese fluency is essential.

Qualifications

• Bachelor's degree in building services, mechanical, electrical or related.
• HKIE membership or equivalent (CEng/RPE) highly desirable.
• Registered Electrical Worker Grade C is a strong plus.
• 8+ years in building services and facilities management; 3+ years in a managerial role.
• Experience in museums, art galleries, data centers or critical environments with climate control.
• Strong knowledge of large-scale HVAC, BMS, and electrical distribution.
• Excellent leadership, problem-solving and communication skills.
• Fluent in English and Chinese (speaking and writing).

Responsibilities

• Oversee daily operation and maintenance of building services systems (HVAC, electrical, plumbing, fire, lifts, BMS).
• Maintain strict temperature and humidity controls across exhibit/storage areas.
• Lead and manage in-house engineering teams; evaluate external subcontractors.
• Ensure compliance with local regulations, health and safety; conduct risk assessments and audits.
• Prepare and manage annual OPEX and CAPEX budgets; oversee upgrades and energy savings projects.
• Develop preventive and predictive maintenance programs to minimize downtime.
• Coordinate facility-related emergencies and test business continuity plans.

What this job involves:

• Oversee the daily operation and maintenance of all building services systems, including HVAC, electrical, plumbing, fire services, lifts / escalators, and building management systems.
• Ensure stringent and stable temperature and humidity controls are maintained across all exhibition and storage areas to protect sensitive artifacts
• Lead, mentor, and manage the in-house engineering and technical teams, sources, manage and evaluate the performance of external subcontractors and service providers
• Ensure all facilities and operations comply with local statutory requirements, environmental regulations, and occupational health and safety standards. Conduct regular risk assessments and safety audits
• Prepare and manage annual OPEX and CAPEX budgets. Plan, execute and oversee facility upgrade projects, renovations, and energy-saving initiatives
• Develop, implement, and optimize comprehensive preventive and predictive maintenance programs to minimize downtime and extend asset lifecycles
• Act as the lead coordinator for facility-related emergencies, ensuring robust business continuity and emergency response plans are in place and regularly tested

Required Skills and Experiences:

• Bachelor's Degree in Building Services Engineering, Mechanical Engineering, Electrical Engineering or related discipline
• Member of HKIE or equivalent professional body (e.g. CEng, RPE) is highly desirable
• Registered Electrical Worker Grade C is a strong plus
• Minimum 8 years of progressive experience in building services, and facilities management, with at least 3 years in a managerial capacity. Experience in museums, art galleries, data centers or other critical environments with strict climate-control requirement is highly preferred
• Strong technical knowledge of large-scale of HVAC systems, BMS, and electrical distribution systems
• Excellent leadership, problem-solving, and communication skills.
• Fluent in spoken and written English and Chinese
