Job summary

Richardsonrecruit is recruiting for a permanent Contracts Manager to lead PPM and reactive maintenance in London. You will manage hard FM contracts, drive M&E service delivery, maintain client relationships, and ensure compliance with SLAs, KPIs and safety standards.

You will lead engineering teams and subcontractors, plan maintenance programmes, and oversee budgets with strong commercial oversight. This hands-on leadership role focuses on delivering high-quality service and contract performance.

Qualifications

• Experience managing Hard FM contracts and service delivery.
• Strong understanding of M&E fundamentals and building services.
• Experience with SLAs, KPIs, and budget stewardship.

Responsibilities

• Take operational and commercial ownership of Hard FM contracts.
• Deliver planned and reactive M&E maintenance to required standards.
• Ensure SLAs and KPIs are consistently achieved.
• Lead Supervisors, Engineers and Contract Support teams.
• Plan annual maintenance programmes and timely PPM compliance.
• Manage specialist subcontractors and supply-chain partners.
• Use simPRO effectively to manage maintenance activity.
• Produce and manage quotations for M&E works and fabric works.
• Manage contract budgets with full P&L accountability.
• Monitor performance, costs, risks and opportunities.
• Hold regular client meetings and produce monthly reports.
• Identify opportunities for service improvement and growth.
