Job summary

Pareto FM in London is seeking an experienced Contract Manager to own Hard FM/M&E contracts, lead engineering teams and manage client relationships, budgets and KPIs.

You will plan maintenance programmes, supervise subcontractors, ensure safety and compliance, and drive service improvements while maintaining strong financial performance.

This hands‑on role requires practical M&E knowledge and strong communication to coordinate across disciplines.

Contract Manager – Hard FM / M&E

Facilities Management | Hard Services | Engineering

We’re looking for an experienced Contract Manager to take operational and commercial responsibility for a portfolio of Hard FM contracts.

This is a hands‑on leadership role where you'll manage the delivery of mechanical, electrical and building‑services maintenance, ensuring contracts perform against agreed SLAs and KPIs while maintaining strong client relationships, commercial performance and statutory compliance.

You've lead engineering and support teams, manage specialist subcontractors and work closely with clients to ensure planned and reactive maintenance is delivered safely, efficiently and to a consistently high standard.

What you\'ll be doing

Your responsibilities will include:

• Taking operational and commercial ownership of Hard FM contracts




• Managing the delivery of planned and reactive M&E maintenance




• Ensuring contractual SLAs and KPIs are consistently achieved




• Leading and supporting Supervisors, Engineers and Contract Support




• Planning annual maintenance programmes and ensuring statutory PPM is completed on time




• Managing specialist M&E subcontractors and supply‑chain partners




• Ensuring engineering teams use simPRO effectively to manage and close maintenance activity




• Producing and managing quotations for mechanical, electrical and building fabric works




• Managing contract budgets with full P&L accountability




• Monitoring contract performance, costs, risks and opportunities




• Holding regular client meetings and producing monthly performance reports




• Identifying opportunities for service improvement and contract growth




• Supporting project works and planned power shutdowns




• Ensuring high standards of Health & Safety, statutory compliance, RAMS and permit-to-work processes




• Developing and mentoring engineering teams and supporting their ongoing technical development

The role has direct responsibility for Supervisors, Engineers and Contract Support, so we\'re looking for someone comfortable leading both people and technical service delivery.

What we\'re looking for

You\'ll have previous experience managing Hard FM / M&E contracts and a good understanding of mechanical and electrical building services.

You\'ll also bring:

• Previous Contract Management experience within Facilities Management




• Experience managing Hard Services / M&E maintenance delivery




• A good understanding of mechanical and electrical fundamentals




• Experience managing PPM, reactive maintenance and statutory compliance




• Strong client and stakeholder management skills




• Experience managing engineers and specialist subcontractors




• Commercial awareness and budget management experience




• Understanding of SLAs, KPIs and contract performance




• Strong Health & Safety knowledge




• Experience managing RAMS and permit-to-work processes




• Strong leadership, communication and organisational skills




• Good Microsoft Office skills

You don\'t necessarily need to be an engineer yourself, but you\'ll need enough technical M&E knowledge to confidently manage engineering teams, maintenance delivery, specialist contractors and client requirements. The original JD specifically requires an understanding of mechanical and electrical fundamentals alongside contract management, H&S, commercial awareness and budget management.

Commercial responsibility

You\'ll have real ownership of the commercial performance of your contracts, including budgets and P&L, subcontractor engagement, procurement, quotations and identifying opportunities to grow and improve the contracts you manage.
