Job summary

Cobalt Recruitment is seeking an Assistant General Manager / Assistant Resident Services Manager for a Bristol-based residential site. You will support the Resident Services Manager with day-to-day operations and manage the Resident Services Associates, ensuring service excellence for residents.

This role requires hands-on people management, strong operational awareness, and the confidence to take charge in the Manager's absence, coordinating lettings support, contractor teams and reporting

Qualifications

• Experience in property sectors like BTR, PBSA, estate agency, property maintenance or facilities management.
• Experience managing or supervising people and supporting day-to-day performance.
• Understanding of property operations, resident or customer service and maintenance requirements.
• Confidence to take ownership of a site when the Resident Services Manager is unavailable.
• Ability to coordinate contractors and work with internal teams.

Responsibilities

• Support the Resident Services Manager with day-to-day site operations.
• Manage and mentor the Resident Services Associates, including rotas and training.
• Take site responsibility in the Manager's absence and make decisions to keep operations running.
• Handle resident enquiries and escalated complaints to resolution.
• Oversee activities like voids, end-of-tenancy processes, property inspections, and safety checks.
• Coordinate with contractors, cleaning teams, and maintenance operatives; raise works orders.
• Support lettings activity, viewings, move-ins/move-outs and Right to Rent checks.
• Contribute to weekly and monthly operational reporting and monitor site expenditure.
