Cobalt Recruitment is seeking an Assistant General Manager / Assistant Resident Services Manager for a Bristol-based residential site. The role suits someone with a background in BTR, PBSA, estate agency, property maintenance or FM, capable of running a site with a high standard of resident service.

Formal qualifications are not required; practical property experience and people management are valued. You will support the Resident Services Manager, coordinate lettings activity and help deliver

• Ability to manage resident service and operational targets.

Responsabilités

• Manage and support Resident Services Associates, including rotas, training and mentoring.
• Take responsibility for the site when deputising for the Resident Services Manager.
• Handle resident enquiries and escalated complaints to resolution.
• Oversee operational activity: voids, end-of-tenancy, property inspections, health and safety checks.
• Coordinate contractors, cleaning teams and maintenance operatives; raise works orders.
• Support lettings activity: viewings, move-ins/move-outs, Right to Rent checks.
• Help the site achieve customer service and performance targets.
• Assist with resident engagement and events for a positive community experience.
• Assist with weekly/monthly operational reporting and monitor site expenditure.
