Job summary

Qualifications

Job Title: Repairs Manager - Permanent

Location: Bedfordshire (Hybrid - office attendance no less than once per month)

Salary: £52,413 - £56,675 per annum pro rata + £5,500 market supplement per annum pro rata

Hours: 37 hours per week

Contract Type: Permanent

About the Role:

We are seeking an experienced, proactive Repairs Manager to lead the delivery of all responsive maintenance activity across a housing portfolio. This is a key leadership role responsible for ensuring that all buildings are safe, legally compliant, and maintained to consistently high standards. You will oversee day-to-day repairs, contractor performance, and procurement activity, ensuring value for money and excellent outcomes for residents.

Working closely with internal teams, external contractors, and partner agencies, you will play a central role in maintaining high levels of tenant satisfaction, prompt repairs delivery, and the effective management of communal areas, building services, and landlord responsibilities.

About You:

• Strong leadership and team-management skills, with the ability to drive performance.
• Excellent organisational, analytical, and problem-solving abilities.
• In-depth understanding of statutory compliance, landlord obligations, and building safety regulations.
• Experience in block management, residential property management, or social/temporary accommodation management.
• Proven ability to manage contractors, SLAs, procurement processes, and performance monitoring.
• Strong budget management skills and experience reporting on cost control and expenditure.
• Confidence working with housing management, compliance, or FM systems.
• Relevant qualification in facilities management, property services, or building maintenance (desirable but not essential if backed by strong experience).

Essential Requirements:

• A proven background in a management position responsible for housing repairs and maintenance services.
• Extensive understanding of Schedules of Rates, British Standards, and the Health and Safety at Work Act (1974).
• Strong people management, ability to produce technical feasibility studies, and IT literacy.
• Ability to coach and develop staff while managing multi-disciplinary projects.
• A full valid driving licence and the willingness to attend onsite meetings.
