Job summary

Niyaa People Ltd is seeking a Planned Maintenance Manager to oversee a social housing group's planned investment and capital works across the housing stock. You will lead a team of senior surveyors, surveyors and technical staff from inception through to completion, delivering high-quality services to residents.

The role requires strong leadership, knowledge of planned investment programmes, and a full UK driving licence.

Qualifications

• Experience managing planned maintenance or capital works within social housing.
• HNC in Building Studies is required.
• Experience leading and developing a team.
• Strong knowledge of planned investment programmes, construction and contract management.
• Excellent stakeholder management and communication skills.
• A full UK driving licence is required.

Responsibilities

• Manage a team of surveyors, senior surveyors, technical assistants and external contractors.
• Oversee delivery of planned maintenance and capital investment programmes, ensuring on-time and on-budget completion.
• Manage contractor performance and ensure works meet quality, compliance, and H&S standards.
• Monitor budgets, financial performance, and programme delivery.
• Build relationships with internal teams, residents, contractors, and external stakeholders.
• Ensure compliance with housing legislation, building regulations and policies.
• Produce reports, analyse performance data, and identify improvements.
• Drive excellent customer service throughout planned works programmes.

As aPlanned Maintenance Manager, you will be responsible for managing a team of senior surveyors, surveyors and technical assistants, overseeing planned maintenance projects from inception through to completion, and ensuring high-quality services are delivered to residents.

PlannedMaintenance Managerkey responsibilities include:

• Managing a teamof surveyors, senior surveyors, technicalassistants and external contractors
• Overseeing the delivery of planned maintenance and capital investment programmes, ensuring projects are completed on time and within budget
• Managing contractor performance and ensuring works meet quality, compliance, and health and safety standards
• Monitoring budgets, financial performance, and programme delivery
• Building strong relationships with internal teams, residents, contractors, and external stakeholders
• Ensuring compliance with relevant housing legislation, building regulations, and organisational policies
• Producing reports, analysing performance data, and identifying opportunities for continuous service improvement
• Driving excellent customer service throughout the delivery of planned works programmes

The successfulPlanned Maintenance Managerwill have:

• Previous experience managing planned maintenance or capital works within social housing
• Minimum of HNC in Building Studies
• Experience leading and developing a team
• Strong knowledge of planned investment programmes, construction, and contract management
• Excellent stakeholder management and communication skills
• A relevant construction, surveying, or property qualification
• A full UK driving licence
