Niyaa People is recruiting a Planned Maintenance Manager to lead a team of surveyors and technicians, delivering planned maintenance across social housing stock. You will manage projects from inception to completion, ensuring high-quality service for residents while meeting budgets and regulatory standards.

The role offers hybrid working, a six-month contract, and an emphasis on stakeholder engagement and continuous service improvement. Prior experience in social housing is essential.

Qualifications

  • Experience in managing planned maintenance or capital works within social housing.
  • Ability to lead and develop a team.
  • Strong knowledge of planned investment programmes, construction, and contract management.
  • Excellent stakeholder management and communication skills.
  • Full UK driving licence.

Responsibilities

  • Managing a team of surveyors, senior surveyors, technical assistants and external contractors.
  • Overseeing delivery of planned maintenance and capital investment programmes, ensuring on-time and within-budget completion.
  • Managing contractor performance and ensuring works meet quality, compliance, and health and safety standards.
  • Monitoring budgets, financial performance and programme delivery.
  • Building strong relationships with internal teams, residents, contractors and external stakeholders.
  • Ensuring compliance with housing legislation, building regulations and organisational policies.
  • Producing reports, analysing performance data and identifying opportunities for continuous improvement.
  • Driving excellent customer service throughout planned works programmes.

Job description

We are recruiting a Planned Maintenance Manager to join a respected social housing group, leading the delivery of planned investment and capital works programmes across the housing stock. As a Planned Maintenance Manager, you will be responsible for managing a team of senior surveyors, surveyors and technical assistants, overseeing planned maintenance projects from inception through to completion, and ensuring high-quality services are delivered to residents.

  • 6 month contract
Key responsibilities:
  • Managing a team of surveyors, senior surveyors, technical assistants and external contractors
  • Overseeing the delivery of planned maintenance and capital investment programmes, ensuring projects are completed on time and within budget

  • A relevant construction, surveying, or property qualification
  • A full UK driving licence
