Job summary

Hollybank Trustees Ltd in Belfast, UK is seeking an experienced Cleaning Contracts Manager to lead the delivery of cleaning services across multiple client sites, ensuring contract compliance, quality standards, health and safety, and profitability while maintaining strong client relationships.

You will supervise site teams, develop service improvements, manage budgets and rotas, and drive COSHH compliance, reporting to clients and internal stakeholders.

Qualifications

• Experience managing cleaning or facilities management contracts.
• Strong leadership and people management skills.
• Excellent communication and customer service skills.
• Good financial and budget management experience.
• Knowledge of health and safety legislation, including COSHH.
• Ability to plan, organise, and prioritise workloads.
• Proficient in Microsoft Office (Word, Excel, Outlook).
• Full driving licence.

Responsibilities

• Manage the day-to-day operation of cleaning contracts.
• Ensure services align with contractual specifications and SLAs.
• Build and maintain strong client relationships and act as primary contact.
• Conduct site inspections and quality audits to maintain high standards.
• Develop corrective action plans where standards are not met.
• Recruit, train, supervise and motivate cleaning supervisors and operatives.
• Prepare staff rotas and ensure adequate staffing for operations.
• Monitor attendance, performance and policy compliance.
• Manage budgets, control labour/material costs, and maintain profitability.
• Order and monitor equipment, chemicals and consumables.
• Ensure COSHH and health and safety compliance.
• Carry out risk assessments and implement controls.
• Investigate incidents and customer complaints with corrective actions.
• Produce performance reports and attend client reviews.
• Identify opportunities for service improvements and growth.
• Ensure environmental and sustainability policies are followed.
