Job summary

We Are PROPA Ltd in Didsbury, Manchester is seeking a Lettings & Property Manager to join a growing independent residential property management company. This all-round role covers lettings, negotiation and day-to-day management of a varied portfolio including student HMOs, flats and family homes.

You'll be office-based but active, handling landlord and tenant queries, instructing contractors, preparing tenancy paperwork, showing viewings, and ensuring compliance and deposits are managed.

Qualifications

• Experience in lettings and property management or a related graduate role.
• Excellent written and verbal communication; able to keep people in the loop.
• Strong organisational skills and attention to detail.

Responsibilities

• Be the go-to person for landlord and tenant queries and respond promptly.
• Instruct contractors and manage maintenance and repair progress.
• Prepare tenancy paperwork and legal notices.
• Inspect properties at start/end of tenancies and produce inventories.
• Create property adverts to drive viewings and book outcomes.
• Show prospective tenants around and manage move-in/out process.
• Ensure properties are compliant and up to date with legislation.
• Manage deposits, rent and arrears and build relationships with stakeholders.

Can you calm a tenant with a broken boiler, explain a service charge bill to a landlord, chase a contractor and still turn up smiling to a viewing?

We're working with a growing, independent residential property management company that's looking for a Lettings & Property Manager to join their small, close-knit team. They're a friendly bunch who work hard, support each other and have a laugh along the way so a sense of humour isn't a nice-to-have, it's essential.

The role

This is an all-round role covering every part of lettings and negotiation, plus the full day-to-day management of a residential portfolio. The portfolio is a mix of student HMOs, flats and family homes, so variety comes as standard.

You'll be office-based, but not desk-bound. This business takes a hands-on approach to property management, and you'll be expected to roll up your sleeves and get stuck in.

What you’ll be doing

• Being the go-to person for landlord and tenant queries answered promptly, professionally before anyone has to chase
• Instructing contractors and keeping maintenance and repair jobs moving
• Preparing tenancy paperwork and legal notices
• Inspecting properties at the start and end of tenancies and producing inventories
• Creating property adverts that make people want to book a viewing straight away
• Showing prospective tenants around and managing the move-in and move-out process
• Making sure every property is compliant, certified and up to date on legislation
• Keeping on top of deposits, rent and arrears
• Building great relationships with tenants, landlords and contractors alike

What you’ll need

• Demonstrable experience in lettings and property management or a recent real estate/property management graduate with some experience under your belt
• A sense of humour. This is non-negotiable.
• Excellent communication skills, written and verbal you keep people in the loop without being asked
• Organisation and attention to detail
• Strong IT skills confident with Word, Excel and Outlook, and generally tech savvy
• A full, clean UK driving licence and your own car
• The ability to juggle office work with being out and about and to enjoy both
• Confidence to work on your own, but happiest as part of a team
• A real interest in residential property investment, lettings and development
