Job summary

We Are PROPA Ltd seeks a diligent Property Manager to oversee a busy Didsbury portfolio, handling day-to-day maintenance, landlord/tenant liaison, inspections, and regulatory compliance. You will build strong relationships and drive service excellence for landlords and tenants.

Working Monday to Friday, 9:00am–5:30pm, with bonus potential and opportunities to gain ARLA qualifications. Join a well-established local agency with a supportive team and clear career development paths.

Qualifications

• Experience in property management and lettings.
• Knowledge of rental and tenancy laws/regulations.
• Familiarity with Alto or Fixflo property management systems is advantageous.
• A full, valid UK driving licence.
• Excellent written and verbal communication skills.
• Problem-solving and decision-making abilities.
• Proactive approach to enquiries and maintenance issues.

Responsibilities

• Manage a portfolio of residential properties and drive growth.
• Handle incoming maintenance enquiries with a solutions-focused approach.
• Arrange and conduct property inspections and produce reports.
• Coordinate with contractors for timely, cost-effective repairs.
• Liaise with landlords and tenants as the main point of contact.
• Implement rent increases and oversee tribunal processes where needed.
• Ensure compliance with regulatory requirements and tenancy laws.
• Oversee deposit processes, returns, and disputes.
• Maintain accurate records in the property management system.
• Assist in obtaining new stock and upsell related products like rent guarantee insurance.

Property Manager - Didsbury

Monday - Friday, 9am - 5:30pm - NO WEEKENDS!

£26,000 - £28,000 basic + Bonus - £30K OTE

An established and well-respected estate agency in Hale, known for its strong reputation in the local property market are now looking for a Property Manager to join their team and take ownership of a busy portfolio of around properties.

This is a varied, hands-on role covering all aspects of residential property management, from day-to-day maintenance queries through to more complex issues such as deposit disputes and tribunals. You'll play a crucial role in growing and managing the residential portfolio, so a positive, can-do approach to a wide variety of enquiries, maintenance issues and complaints is essential, alongside a genuine interest in delivering great service to landlords and tenants alike.

What you'll be doing

• Playing a crucial role in the management and growth of the residential portfolio, taking ownership of a portfolio of properties
• Overseeing incoming property maintenance enquiries with a positive, solutions-focused approach
• Arranging and conducting property inspections, producing clear and accurate reports
• Coordinating with contractors to ensure repairs and maintenance issues are resolved quickly and cost-effectively
• Liaising with landlords and tenants as their key point of contact throughout the tenancy
• Implementing rent increases and overseeing potential tribunals where required
• Overseeing all compliance and legal regulatory requirements relating to the portfolio
• Undertaking checkout procedures and managing deposit returns and disputes
• Retaining existing stock and helping to obtain new stock for the growing portfolio
• Upselling additional products to landlords, such as rent guarantee insurance
• Serving notices and supporting the wider team through the process where required
• Keeping accurate, up-to-date records on the office's property management system

What we're looking for

• Some experience in property management and lettings is ideal
• Knowledge of rental and tenancy laws and regulations is useful
• Familiarity with property management systems such as Alto or Fixflo would be a distinct advantage
• A full, valid UK driving licence is essential
• Excellent written and verbal communication skills
