Carter Jonas in Marlborough is seeking an experienced Lettings Negotiator to join our busy Residential Lettings team. You will manage enquiries, book and conduct viewings, negotiate offers, and progress tenancies from initial enquiry through to completion with full compliance. A proactive, customer‑facing professional with knowledge of the local market is essential.

We have an exciting opportunity for an experienced Lettings Negotiator to join our successful and busy Residential Lettings team in Marlborough.

Located in the heart of the town on Marlborough High Street, our office has built an excellent reputation for delivering a highly personalised and professional service to landlords and tenants across Wiltshire. This is an excellent opportunity for an enthusiastic and motivated property professional looking to further their career within a respected and growing business.

As a Lettings Negotiator, you will play a key role in the letting process, managing enquiries, conducting viewings, generating new business opportunities and delivering exceptional customer service to landlords and prospective tenants. Working closely with an experienced team, you will be responsible for progressing tenancies from initial enquiry through to completion while ensuring full compliance with current legislation and company procedures.

Main tasks:

• Register applicants using our property management system (Reapit).
• Proactively manage applicant enquiries, matching suitable properties and maintaining regular contact throughout their search.
• Arrange and conduct property viewings, providing a professional and informative experience for prospective tenants.
• Negotiate offers between landlords and tenants to secure successful lettings.
• Generate new business opportunities through networking, relationship building and market awareness.
• Source available properties and collaborate with colleagues and external agents where appropriate.
• Prepare and progress tenancy documentation in line with company procedures and legislative requirements.
• Ensure all lettings activities are carried out in accordance with Residential Lettings Standard Operating Procedures (SOPs).
• Provide advice, market feedback and support to landlords and tenants.
• Conduct market appraisals when required and assist with securing new instructions.
• Complete property take-on processes following successful instructions.
• Maintain accurate records and ensure compliance with all relevant legislation and regulations.

What will it take to be successful?

• Previous experience within residential lettings, estate agency or a customer-facing sales environment.
• Strong communication and interpersonal skills, with the ability to build lasting relationships with clients and colleagues.
• A proactive and driven approach, with a passion for delivering excellent customer service.
• Strong organisational skills and the ability to manage multiple priorities effectively.
• Commercial awareness and the confidence to identify and pursue new business opportunities.
• Good IT skills and experience using databases, CRM systems or property software.
• Knowledge of the local residential lettings market would be advantageous.
• A full UK driving licence is essential.
